How the North Carolina file is checked

Every address in the North Carolina file was read on a public web page between Sep 16, 2026 and Oct 24, 2026, and a row is sold only when that page shows the email. 13,922 rows (91%) come from brokerage rosters and 1,318 are business addresses read on real estate firms' own websites, often an office or team inbox, counted apart from the agents.

The same report lists 17,302 brokers-in-charge (the commission, September 2026).

Agent profiles do not always say broker: of the North Carolina profiles in our file that show a title, the most common is Sales Associate, on 644 of them.

NC REALTORS and the nine data providers in its report

NC REALTORS, the statewide trade association, was founded in 1921 and incorporated on September 14, 1935. It started with 135 members and says it now has 54,000, in 43 local associations.

Its August 2026 housing report was compiled by RPR from data supplied by nine sources: Canopy MLS, Doorify MLS, Triad Multiple Listing Service and Hive MLS, plus five REALTOR organizations: Longleaf Pine, Carolina Smokies, High Country, the Outer Banks and Roanoke Valley Lake Gaston.

Form 2-T and the Due Diligence Fee

Standard Form 2-T, the Offer to Purchase and Contract, is jointly approved by NC REALTORS and the North Carolina Bar Association's Real Property Section; the copy NC REALTORS publishes is marked revised July 2025.

The form defines the Due Diligence Fee as a negotiated amount, if any, that the buyer pays the seller for the right to terminate the contract for any reason or no reason during the Due Diligence Period; it becomes the seller's property on the Effective Date, is a credit to the buyer at closing, and is non-refundable except in the cases the form lists, such as a material breach by the seller.

August 2026 in North Carolina: 13.1% fewer sales, a $375,000 median

Statewide, 11,554 homes sold in August 2026, down 13.1% from August 2025, while the median price edged up 0.2% to $375,000. Listings, which here means active plus pending, rose 1.3% to 69,632, against 46,911 in August 2023, and NC REALTORS rates the statewide market balanced at 5.81 months of inventory (NC REALTORS, August 2026).

The association points to a split by price: inventory stretches to as much as 13.1 months for homes at $875,000 and above, while supply under $375,000 stays tighter.

The largest net gain of movers from other states, 2024 to 2025

Between July 2024 and July 2025, 84,000 more people moved to North Carolina from other states than moved away, the largest net gain of any state, ahead of Texas (67,000) and South Carolina (66,000), the State Demographer reported in January 2026. The population grew by 146,000, or 1.3%, to 11.2 million, which the same report ranks as the third fastest growth (NC Office of State Budget and Management).

For 2025, Census Bureau data show building permits for 16,242 single-family units in the Charlotte-Concord-Gastonia metro, which crosses into South Carolina, and for 11,760 in Raleigh-Cary; Durham-Chapel Hill had 3,751, Greensboro-High Point 2,552 and Asheville 1,795.

Questions about the North Carolina file

Answered with this build's North Carolina numbers and the sources above.

Who handles the closing on a North Carolina home sale?
A closing attorney, under Standard Form 2-T as revised in July 2025: the form has the settlement documents and funds delivered to the closing attorney, who disburses the proceeds of the sale.
Does North Carolina license real estate salespersons?
No. The Real Estate Commission's count of its licensees as of September 1, 2026 has only broker categories and firms. A September 2022 commission bulletin says a provisional broker must complete all three postlicensing courses, 90 hours in all, within 18 months of initial licensure, or the license is placed on inactive status.
Which seller disclosure statements does North Carolina's Form 2-T name?
Two: the N.C. Residential Property and Owners' Association Disclosure Statement and the N.C. Mineral and Oil and Gas Rights Mandatory Disclosure Statement. The July 2025 revision of the form has the buyer mark, for each one, whether a signed copy was received before the offer or the property is exempt.
Can I buy only the Charlotte agents in North Carolina?
Yes. Charlotte's file of 2,296 email addresses is sold on its own, and so is the file of each of the other 48 North Carolina cities that have one.
Do North Carolina agents write from Gmail or from company addresses?
Mostly from business domains: 80% of the North Carolina rows use one, and the other 20% use a free mailbox such as Gmail.
