Real Brokerage at the top of the Alaska file

Real Brokerage is the largest brand in the Alaska file, with 211 of the 662 agents. That is 32% of Alaska's branded agents, against a national share of 7%.

Of those, 115 work from Anchorage offices, more than any other brand has in a single Alaska town.

More than half of Real Brokerage's Alaska agents, 119 of 211, write from a Gmail address.

eXp Realty also runs far above its national share, with 17% of Alaska's branded agents against 3% across the country.

The two biggest brands in our national file have smaller shares here: Keller Williams has 10% of Alaska's branded agents against 19% nationally, and Coldwell Banker 2% against 15%.

Alaska cities sold on their own

A city file holds the Alaska agents and business addresses whose office is in that city, with the same columns as the state file, priced by how many rows it holds.

Agents are people. "Business" counts the addresses read on real estate firms' own websites, often an office or team inbox; a city file holds both.

How the Alaska file is checked

Every address in the Alaska file was read on a public web page between Sep 16, 2026 and Oct 8, 2026, and a row is sold only when that page shows the email. 662 rows (85%) come from brokerage rosters and 118 are business addresses read on real estate firms' own websites, often an office or team inbox, counted apart from the agents.

Six local boards, from Fairbanks to Southeast

Alaska REALTORS reports about 1,900 members in six local associations: the Anchorage Board, the Valley Board in Wasilla, the Greater Fairbanks Board, the Kenai Peninsula Association, the Kachemak Board and the Southeast Alaska Board (alaskarealtors.com).

Listings run through more than one system. The Alaska Multiple Listing Service (AK MLS) serves the Anchorage, Valley and Kenai Peninsula boards, and its public statistics cover Anchorage, Wasilla and Palmer, Greater Kenai, Greater Soldotna and Homer. The Greater Fairbanks Board keeps an MLS of its own and counts 285-plus REALTORS.

An Alaska license at 19, after 40 hours of education

As two licensing schools, RealEstateU and Colibri Real Estate, described the rules in 2026, Alaska licenses salespersons, associate brokers and brokers, and a salesperson must be at least 19, complete 40 hours of pre-licensing education and finish 30 hours of post-licensing education within a year of first licensure.

Neutral licensees and sale prices kept private

From January 1, 2005, a new Alaska law ended dual agency at real estate offices: when the listing agent also brought in the buyer, the managing broker had to designate that agent a neutral licensee, who could facilitate the deal but represent neither side, Mortgage News Daily reported that week.

Under AS 08.88.610 (text current as of January 1, 2025), the written consent for an agent to act as a neutral licensee must be on a separate form titled "Waiver of Right To Be Represented."

Redfin and HomeLight both listed Alaska as a non-disclosure state in 2025, Redfin's term for a state where the price a home sold for does not have to be reported to the public.

Alaska's most new housing in ten years

In 2025, 2,261 single-family and multifamily housing units were built in Alaska, a ten-year high, according to the state labor department's Alaska Economic Trends as reported by the Alaska Beacon in September 2026 (alaskapublic.org).

The article put the 2025 payment on a 30-year fixed mortgage for a $415,000 Alaska home at about $2,050 a month. Buying got marginally more affordable that year: the state's Housing Affordability Index, the number of average earners it takes to make the mortgage payments, dropped a little to 1.37.
