Buckeye agents answer more often from Gmail than from a brokerage domain

Personal mailboxes outnumber brokerage ones in Buckeye. Free mail accounts for 87 of these 135 rows (64%), while 48 come from company domains, and gmail.com by itself supplies 69.

The domains our Buckeye rows use most: gmail.com 69, exprealty.com 19, yahoo.com 6, soldbycarin.com 5, outlook.com 2.

eXp Realty shows the split inside a single brand: 19 rows here use exprealty.com, while the brand has 24 Buckeye agents, so some of them write from another address.

A phone number is attached to 99% of the Buckeye rows, so a call can follow up an email. The October 2026 pass turned up 2 rows new to our file. We read every address at its published source between Sep 16, 2026 and Oct 8, 2026. One row is not a person but one of the business addresses read on real estate firms' own websites, marked in the Data Source column.

ARMLS listings and the WeSERV West Valley chapter

Buckeye lies in Maricopa County, and ARMLS, the Arizona Regional Multiple Listing Service, says most of its listings are found in Maricopa and northern Pinal County. ARMLS was founded in 1982 and is owned by three associations: Phoenix REALTORS, the Scottsdale Area Association of REALTORS and West and SouthEast REALTORS of the Valley, known as WeSERV (armls.com).

WeSERV took its present form after members of the West Maricopa Association of REALTORS and the SouthEast Valley Regional Association of REALTORS voted in March 2019 to merge. Its West Valley chapter office is at 9001 W Union Hills Dr in Peoria, and the association says it is a network of more than 24,000 REALTORS and industry partners.

Teravalis, Verrado Marketplace and a Census count still climbing

The Census Bureau's estimate for July 1, 2025 puts Buckeye at 125,445 residents, up from an April 1, 2020 estimates base of 91,498 (census.gov).

Howard Hughes celebrated the grand opening of Teravalis, its 37,000-acre community in Buckeye, on November 14, 2025, when the first village, Floreo, welcomed its first residents. Floreo covers about 3,000 acres, and Lennar, Brightland Homes, KB Home and Courtland Communities were announced as its first homebuilders.

The city's 2026 State of the City lists Burlington's two million square foot distribution center near SR-85 and Broadway as the latest major groundbreaking, and says Verrado Marketplace will open in phases with over 750 jobs.

Buckeye subdivisions and the 2023 Phoenix AMA groundwater model

On June 1, 2023, Governor Katie Hobbs released the Arizona Department of Water Resources groundwater model for the Phoenix Active Management Area, which projected that about 4% of groundwater demand, 4.86 million acre-feet, would go unmet over 100 years.

ADWR's November 2024 final rulemaking notice states that the 2023 Phoenix model could not be used to support Assured Water Supply applications based on groundwater in the Phoenix AMA.

On October 7, 2025, ADWR awarded EPCOR the first Alternative Designation of Assured Water Supply, for its West Valley service area; EPCOR says the designation ends a two-year development moratorium in places like Buckeye and Surprise (epcor.com).

Questions about the Buckeye file

Answered with this build's Buckeye numbers and the sources above.

Which MLS carries Buckeye home listings?
ARMLS, the Arizona Regional Multiple Listing Service, which reports that most of its listings sit in Maricopa and northern Pinal County. WeSERV, the association with a West Valley chapter office in Peoria, is one of its three owners.
Did the 2023 groundwater decision stall new subdivisions in Buckeye?
For roughly two years, according to EPCOR. Phoenix AMA water supply applications could no longer lean on groundwater under the 2023 model, and EPCOR said its October 2025 designation lifted that moratorium in places like Buckeye.
Does one brokerage dominate the Buckeye agent list?
Yes. HomeSmart accounts for 90 agents, 67% of everyone in the Buckeye file, and eXp Realty comes next with 24.
Do Buckeye agents in this file mostly write from Gmail?
Yes. Our Buckeye rows show gmail.com on 69 of 135 addresses (51%), and free mail of every kind on 87, while 48 rows use a company domain.
Are Goodyear and Surprise agents part of the Buckeye file?
No. Goodyear (615 agents) and Surprise (440) have city files of their own, and all of those agents are also in the Arizona file.
