The mailboxes Paradise Valley agents answer

Free mailboxes win in this town. 71 of the 94 Paradise Valley rows come from Gmail, Yahoo, Outlook and other webmail, while 14 use a company domain, and gmail.com by itself covers 45 of those free addresses.

Domains in these rows: gmail.com 45, remax.net 9, yahoo.com 6, cox.net 6, outlook.com 3.

The one tidy pattern is RE/MAX: remax.net shows up on 9 rows, the same number as the RE/MAX agents here.

A direct phone number comes with every address in the file.

This is a young file: September 2026 added 93 of its 94 rows, all new to our file then. Every address was read live between Sep 16, 2026 and Oct 1, 2026.

HomeSmart and the other brands working Paradise Valley

HomeSmart sets the tone here. 82 of the 94 branded agents with a Paradise Valley address carry its name, 87% of them. Across our Arizona file the brand's share of branded agents is 35%, and in our US file it is 5%.

So the town leans on HomeSmart at more than twice its statewide rate.

RE/MAX comes next with 9 agents, then Real Brokerage with 3.

West USA Realty accounts for 14% of brand-name agents across our Arizona file, yet none of its agents gives a Paradise Valley office address, though it has 486 in Scottsdale.

Brokerages behind the Paradise Valley count

Below Camelback Mountain, a single company and town group passes 50 agents on file: HomeSmart in Paradise Valley, covering 82 of the town's 94 agents.

Paradise Valley is a small file wedged between far bigger ones: Scottsdale with 3,933 agents and Phoenix with 2,330 agents. An agent with an address in either city is counted in that city's file and the Arizona file, not in this one.

A town built on one-acre lots and no property levy

Paradise Valley incorporated on May 24, 1961. The town history lists what residents wanted from it: zoning kept to one house per acre at minimum, an area left entirely residential, and as little government regulation as possible (Town of Paradise Valley).

The 2012 General Plan describes the town as zoned almost exclusively residential (70.4%), with non-residential uses (6.3%) controlled by Special Use Permits. Resorts such as Camelback Inn, Montelucia Resort & Spa and Smoketree Resort appear on the town's list of Special Use Permit properties.

Owners here pay no town property tax. The town's financial report for the fiscal year ended June 30, 2024 says it does not levy one (FY2024 report), and its budgets list a transaction privilege (sales) tax among local revenues.

Hillside reviews and rental permits under Paradise Valley code

Hillside construction goes through a six-member Hillside Building Committee, three citizens named by the Town Council and three rotating Planning Commissioners, which reviews new construction against the Hillside Code in Article XXII of the zoning ordinance. After committee approval, the building permit application must follow within twelve months or the approval lapses.

Short-term rentals need town registration, a town permit and an Arizona transaction privilege tax license; the town says a complete application gets its permit within 7 days. Rentals of more than 30 consecutive days need no town rental permit.

In August 2026 Mayor Mark Stanton took four short-term rental resolutions to the annual conference of Arizona's league of cities and towns, where its resolutions committee passed all four. One asks the state to let towns charge up to $500 for a rental permit instead of $250; they are proposals, not law.

Four-million-dollar medians in the July 2026 Paradise Valley report

Scottsdale REALTORS publishes a monthly residential report for Paradise Valley. Its July 2026 edition (scottsdalerealtors.org) puts the median sold price at $4,025,000, up 14.1% from June, with 5.5 months of inventory, a 93.8% sold-to-list ratio and a median 75 days in RPR.

The regional MLS, ARMLS (Arizona Regional Multiple Listing Service), is owned in equal shares by Phoenix REALTORS, the Scottsdale Area Association of REALTORS and WeSERV. Its rules give brokers and agents access only through one of those three associations.
