How the Durango file is checked

Every address in the Durango file was read on a public web page between Sep 16, 2026 and Oct 8, 2026, and a row is sold only when that page shows the email. 157 rows (88%) come from brokerage rosters and 22 are business addresses read on real estate firms' own websites, often an office or team inbox, counted apart from the agents.

La Plata County numbers from the Durango Area Association of REALTORS

The Durango Area Association of REALTORS, which bills itself as the voice for real estate in La Plata and San Juan County, posts monthly local market trend reports (durangorealtor.com).

Reporting the association's year-end numbers, the Durango Herald said 850 homes sold in La Plata County in 2025 at a median of $695,000, up 2.8%, while the in-town Durango median fell 8.5%, its first drop since 2017.

Listings are shared through CREN, the Colorado Real Estate Network, an MLS based in Montrose that serves several REALTOR associations across western Colorado.

Durango caps vacation rentals by zone

The City of Durango allows vacation rentals only with a Limited Use Permit from its Community Development Department, and only in the Central Business Zone, the mixed-use zones, a few planned developments and Established Neighborhoods 1 and 2 (durangoco.gov).

The two Established Neighborhood zones carry fixed caps, and the city says that in most cases the caps have been reached, which sends new applicants to a waitlist.

A vacation rental permit is non-transferable and expires when the property sells. Stays of 30 days or longer are not regulated as vacation rentals.

Questions about the Durango file

Answered with this build's Durango numbers and the sources above.

Can someone buying a Durango house keep the seller's vacation rental permit?
No. The permit stays with the owner who got it and lapses at the sale, and with most zone caps already reached a new owner generally waits for an opening.
Which MLS do Durango and La Plata County agents use?
CREN, the Colorado Real Estate Network, a Montrose-based MLS shared by several western Colorado REALTOR associations, the Durango association among them.
Does the Durango list mix brokerage front-desk inboxes in with the agents?
Yes, a few: Durango carries 22 business addresses read on real estate firms' own websites next to 157 named agents at firms like Coldwell Banker Mountain Properties and Keller Williams.
Do Durango agents write from brokerage domains or personal mail?
Mostly brokerage domains: cbmp.com, kw.com and remax.net together account for 120 rows, against 26 on free providers.
Are Bayfield and Pagosa Springs agents in the Durango file?
No. Neither town has a file of its own, so agents with offices in Bayfield or Pagosa Springs come with the Colorado file instead.
