Higher prices, fewer sales than 2021, movers from New York

SmartMLS counted 34,291 closed sales in Connecticut in 2025, up 2.3% on 2024 but below the 53,369 of 2021, and 4,890 active listings at the end of the year. The 2025 median price was $425,000, 6.3% above 2024. Sales of homes at $630,000 or more, the report's top price band, rose 15.5% to 8,618, while sales at $268,999 or less, its bottom band, fell 16.4% to 5,332.

In August 2026 the statewide median sale price stood at $480,000, up 7.9% from August 2025, and 3,317 sales closed, down 6.4%. Single-family sales averaged 103.3% of the list price. Townhouse and condo inventory rose 20.3% from a year earlier to 1,764 homes for sale, while single-family inventory slipped 0.7% to 5,737 (SmartMLS, August 2026).

In the Census Bureau's 2024 American Community Survey, more Connecticut residents had moved in from New York than from any other state: 25,095 had lived in New York a year earlier, against 11,612 from Massachusetts, the next state. In the other direction, 15,160 New York residents had lived in Connecticut a year earlier.

SmartMLS for the state, a separate MLS in Greenwich

SmartMLS, the listing service whose market reports cover all eight Connecticut counties, dates from 2017, when the Connecticut Multiple Listing Service merged with the Greater Fairfield County CMLS; the two then served more than 17,000 real estate professionals. The state association, the Connecticut Association of REALTORS, was founded in 1920.

Greenwich has a listing service of its own. The Greenwich Association of REALTORS, established in 1924, runs the Greenwich Multiple Listing Service, used by more than 200 REALTOR offices and 1,200 salespeople; in 2024, 60% of the residential homes sold through it went at or above the list price.

Our file holds 458 agents who work from Greenwich offices.

Licensed by the Department of Consumer Protection

Connecticut licenses agents through its Department of Consumer Protection. As of October 12, 2026, the state's open license data listed 18,830 active real estate salesperson licenses and 3,890 active broker licenses held by individuals (data.ct.gov).

As of October 2026, the department's salesperson application calls for the 60-hour Real Estate Principles and Practices course, a two-part exam and a supervising Connecticut broker before the license goes active; salesperson licenses expire on May 31 of each even-numbered year. Its broker application calls for 1,500 hours as a supervised salesperson, including at least four transactions, in the three years before applying, plus courses that include brokerage principles and practices and legal compliance; broker licenses expire on November 30 of each even-numbered year.

On October 12, 2026, 486 real estate team registrations were active. As the department defines it, a team is two or more licensees with the same sponsoring broker who advertise under a team name, and registering one costs $565, then $375 a year. Since July 1, 2026, real estate wholesalers also need a registration with the department and must give a home seller a written wholesale disclosure report before signing a wholesale contract; 97 wholesaler registrations were active on the same date.

Attorney closings and the conveyance tax

A 2019 law, Public Act 19-88, requires anyone conducting a real estate closing in Connecticut to be an attorney admitted in the state and in good standing; home equity lines of credit and loans without a lender's title insurance policy are excluded (Office of Legislative Research report, December 2021).

Starting July 1, 2020, Public Act 19-117 added a marginal state conveyance tax rate of 2.25% on the part of a residential sale price above $2.5 million; the Department of Revenue Services lists 0.75% for the part up to $800,000 and 1.25% for the part from $800,000 to $2.5 million.
