How Delaware agents' inboxes break down

kw.com (348) and compass.com (254) are the two domains seen most often on Delaware rows. Gmail follows with 202, 81 of them from Keller Williams agents. Free mail services of all kinds cover 266 rows, 13% of the file, and 91% of the rows also give a phone number.

Agents of three big brands nearly all write from one domain each: compass.com for Compass (254 of 256), exprealty.com for eXp Realty (193 of 207) and remax.net for RE/MAX (186 of 194). Berkshire Hathaway HomeServices agents split mainly between foxroach.com (153) and penfedrealty.com (62); Coldwell Banker agents split mainly between premiermove.com (94) and cbrealty.com (90).

October 2026 added 49 Delaware rows that earlier walks had not found. Read them as additions to our file, not as agents who just entered the business.

Delaware's brokerage brands beside our US file

Keller Williams leads the Delaware file by brand with 463 agents. They make up 24% of the rows tied to a brand; in our US file the figure is 19%.

Three other brands with 100 or more Delaware agents carry at least 1.5 times their weight in our US file. Of the branded rows here, Compass has 13% (US file: 7%), Berkshire Hathaway HomeServices has 13% (US file: 8%) and eXp Realty has 11% (US file: 3%). For eXp Realty that comes to roughly triple.

In our US file Coldwell Banker trails only Keller Williams; in our Delaware file it ranks fourth, with 229 agents; its Delaware share of branded rows is 12%, beside 15% in our US file. Two company names, Coldwell Banker Realty and Coldwell Banker Premier, are on 123 and 94 rows, together more than half that count.

Wilmington, Newark and the Sussex shore towns

Nine Delaware towns are sold as separate city files. The three largest are Wilmington (412 rows), Newark (307) and Rehoboth Beach (280).

Sorted by county, five of those files are for New Castle County towns: Wilmington, Newark, Greenville, Hockessin and Middletown, 1,043 rows in all. Three are for Sussex County (Rehoboth Beach, Lewes and Ocean View, 524), and Kent County has one, Dover (147).

No company-and-town group in the Delaware file is bigger than Compass in Greenville, at 173 rows, the whole Greenville city file. Our Compass rows carry just the brand name in the company column, and the group counts every Compass agent whose office town is Greenville, however many offices that covers.

Keller Williams agents gather in four towns, Wilmington (157), Rehoboth Beach (131), Newark (95) and Dover (71): 454 of the brand's 463 Delaware rows.

Agents are people. "Business" counts the addresses read on real estate firms' own websites, often an office or team inbox; a city file holds both.

How the Delaware file is checked

Every address in the Delaware file was read on a public web page between Sep 16, 2026 and Oct 8, 2026, and a row is sold only when that page shows the email. 1,965 rows (98%) come from brokerage rosters and 44 are business addresses read on real estate firms' own websites, often an office or team inbox, counted apart from the agents.

Salesperson to broker, and a REALTOR association for each county

The Delaware Real Estate Commission issues licenses to real estate brokers, associate brokers and salespersons, and also licenses real estate main and branch offices (Division of Professional Regulation, read October 2026).

A salesperson applicant completes the 99-hour Delaware salesperson's pre-licensing course and files a Statement of Broker of Record form signed by the employing Delaware-licensed broker of record; once licensed, all but reciprocity licensees take twelve hours of new salesperson course modules within 90 days of license issuance. A broker or associate broker applicant needs five continuous years of active licensure as a salesperson or broker, in Delaware, any other jurisdiction or a combination of them, and a listing of 30 sales or lease transactions completed in the five years immediately before applying; those who sit the exam also need the 99-hour Delaware broker's pre-licensing course.

The Delaware Association of REALTORS draws its members from the state's three local associations, according to its Delaware State Chamber of Commerce listing, read in October 2026. Each is named for a county. The New Castle County Board of REALTORS says it represents members within New Castle County; the Kent County Association of REALTORS, based in Dover and in existence since 1945, reports 500+ members; and the Sussex County Association of REALTORS refers to a member pool of close to 1,500, as their websites read in October 2026.

HousingWire reported on May 14, 2025 that Bright MLS operates in Delaware, Maryland, the District of Columbia and portions of New Jersey, Pennsylvania, Virginia and West Virginia. In October 2026 the New Castle County board's homepage carried a "Bright MLS Partnership" link, and the Sussex County association's FAQ sent readers to the Support tab of the Bright MLS website.

Delaware closings: attorneys, seller disclosures and the transfer tax

On May 31, 2000, in Matter of Mid-Atlantic Settlement Services, the Delaware Supreme Court affirmed a recommendation of the Board on the Unauthorized Practice of Law that an attorney licensed to practice law in Delaware "is required to conduct a closing of a sale of Delaware real property" and "a closing of a refinancing loan secured by Delaware real property" (Delaware courts digest).

Under Title 6, sections 2571 to 2573 of the Delaware Code (read October 2026), a seller transferring residential real property, which covers property improved by dwelling units for 1-4 families, must, except as section 2577 excludes, disclose known material defects in writing "before the seller signs the listing agreement," and the Seller's Disclosure of Real Property Condition Report goes to prospective buyers "prior to the time the buyer makes an offer to purchase" and, "signed by buyer and seller, shall become a part of the purchase agreement."

The Division of Revenue says that effective August 2017 the state realty transfer tax rate rose from 1.5% to 2.5% for property in counties and municipalities that impose a realty transfer tax, and that where no local transfer tax is imposed the state rate is 3% (read October 2026). Kent County's Recorder of Deeds rate table of May 2025 lists a 1.5% county rate beside the 2.5% state rate.

Flat statewide sales and three county markets

Delaware's 1,289 home sales in May 2026 were virtually unchanged from the 1,291 of May 2025, by Delaware Association of REALTORS figures (Delaware Business Now). The median sale price declined by less than 1% to $396,482, inventory rose 12% from May 2025, and homes spent an average of nearly 45 days on the market, up from 43. Denise Forman Gaines, the association's 2026 president, said "this year's data suggests many buyers are continuing to balance affordability concerns with their homeownership goals."

As Delaware Public Media reported in March 2026, New Castle County's median sale price in January was $398,633, up 5.9% from a year earlier, with homes selling in an average of 34 days and about 1.8 months of inventory. Kent County's median was $335,000, homes averaged 57 days on the market, and supply ran to about three months. Sussex County had the highest median in the state, $485,000, with homes selling in about 86 days and roughly 4.4 months of supply.

Of the 40,075 residential units in Delaware building permits from 2020 through 2024, 25,252, or 63%, were in Sussex County, as were 5,080 of the 7,927 in 2024, according to the Office of State Planning Coordination's 2025 report.

Questions about the Delaware file

Answered with this build's Delaware numbers and the sources above.

Who pays Delaware's realty transfer tax, the buyer or the seller?
Typically both, in equal shares: the Delaware Division of Revenue says realty transfer taxes "are typically shared equally by the buyer and the seller" (read October 2026). The same page says all first-time home buyers are entitled to a one-half percent (0.5%) reduction in the rate paid by the buyer, "which for most buyers will result in a reduction from 1.25% to 0.75%," capped at $2,000.
How many REALTORS does Delaware have, and how many agents does this list hold?
More than 4,000 residential and commercial REALTOR members, by the Delaware Association of REALTORS' count on its Delaware State Chamber of Commerce listing, read in October 2026. This list is a separate count: 1,965 Delaware agents plus 44 business addresses, emails our walks found published on brokerage or business websites, each row last confirmed at its source in the window Sep 16, 2026 to Oct 8, 2026.
Can I buy Rehoboth Beach or Lewes agents without the rest of Delaware?
Yes. Rehoboth Beach and Lewes are each sold as a city file of their own, apart from the statewide Delaware file; Lewes, the smaller of the two, holds 166 rows.
