Island sale prices against Palm Beach County

Across Palm Beach County, single-family median sale prices rose 3.17% year over year in August 2026, from $630,000 to $650,000, on 1,112 closed sales, the Miami Association of Realtors reported (miamirealtors.com). That figure covers the whole county, not the island.

The island trades far higher. Frisbie Group's second-quarter 2026 report, as covered by the Palm Beach Daily News, put the single-family median at $13.6 million, up 12% from the same period of 2025. Brown Harris Stevens gave $13,860,000 for the Town of Palm Beach in its own second-quarter report. Both are brokerage reports, not MLS statistics.

A merged Realtor association for the county

In April 2026 the Miami Association of Realtors and Broward, Palm Beaches & St. Lucie Realtors, known as RWorld, announced a merger they billed as the largest local Realtor association in the world, at about 93,000 members. The proposed name, Miami and South Florida REALTORS, was pending NAR approval, and Dionna Hall is set to be sole CEO from Jan. 1, 2027.

Island listings go into BeachesMLS, RWorld's listing service, which the association puts at over 40,000 real estate professionals in Broward, Palm Beach, St. Lucie and Martin counties.

ARCOM and the Landmarks Preservation Commission

Design changes on the island go before town boards. The Town of Palm Beach sends designated landmarks to its Landmarks Preservation Commission and other design review to the Architectural Commission, ARCOM, which the town says "developed from the Art Jury, which was established in the 1920s" (townofpalmbeach.com). Variances, special exceptions and site plans go to Town Council.

On the county side, the Palm Beach County Clerk's recording sheet lists deed documentary stamps at $0.70 per $100 of consideration.

Which Realtor association and MLS serve agents on Palm Beach island?
RWorld, which announced a merger with the Miami Association of Realtors in April 2026, covers Palm Beach County, and its listing service is BeachesMLS.
Which town boards review home design in Palm Beach?
The Architectural Commission, called ARCOM, handles design review, the Landmarks Preservation Commission takes designated landmarks, and Town Council hears variances and site plans.
