Coldwell Banker's hold on the Hawaii file

Coldwell Banker accounts for 1,181 agents in a Hawaii file of 3,221 rows, more than three times as many as eXp Realty, the next brand. Agents are people. "Business" counts the addresses read on real estate firms' own websites, often an office or team inbox; a city file holds both.

How the Hawaii file is checked

Every address in the Hawaii file was read on a public web page between Sep 16, 2026 and Oct 8, 2026, and a row is sold only when that page shows the email. 3,064 rows (95%) come from brokerage rosters and 157 are business addresses read on real estate firms' own websites, often an office or team inbox, counted apart from the agents.

What Hawaii's 14,286 active licenses include

Hawaii's Department of Commerce and Consumer Affairs counted 14,286 active real estate licenses in its geographic report as of June 30, 2025 (cca.hawaii.gov), and 3,677 more that were inactive. The active total spans six license types: 8,431 salespersons, 3,537 brokers, 586 sole-proprietor brokers, 1,587 broker entities, 118 branch offices and 27 condominium hotel operators.

Our Hawaii file, set beside that count, holds 3,064 agents, with 157 business addresses besides, each a work email that a brokerage roster or a real estate business's own website publishes, and we confirmed every Hawaii address at its source in checks that began Sep 16, 2026 and ended Oct 8, 2026.

Among the report's address groups for active licenses are O'ahu with 5,284, Hawai'i Island with 1,686, Maui with 1,577, Kaua'i with 730 and the mainland with 670, while 4,302 are marked "Foreign & Unknown."

A Hawaii salesperson can apply for a Broker Experience Certificate once they have worked full time, 40 or more hours a week, associated with a Hawaii broker in at least three years out of the five before applying; part-time work earns no prorated credit, the Real Estate Commission's exam page said in October 2026.

Five REALTOR boards, from Honolulu to West Hawai'i

Hawai'i REALTORS' site said in October 2026 that it has more than 10,000 active members. Its charter from the National Association of REALTORS dates to 1967, when it was the Hawai'i Association of Real Estate Boards, and five local boards hold seats on its board of directors: the Honolulu Board of REALTORS, the REALTORS Association of Maui, the Kaua'i Board of REALTORS, Hawai'i Island REALTORS and the West Hawai'i Association of REALTORS.

The Honolulu Board of REALTORS, founded in 1922, put its membership at more than 6,400 when we read its site in October 2026 and called itself one of the largest trade organizations on O'ahu.

Hawaii house sales at their lowest since 2009

Across the state, 6,573 single-family homes and 8,194 condominiums sold in 2025, UHERO at the University of Hawai'i reported in its Hawai'i Housing Factbook 2026 on May 7, 2026 (uhero.hawaii.edu). House sales were the lowest since 2009, and from the 2021 peak they fell 49% on Maui and 45% on Kaua'i. The statewide single-family median rose 1% to $950,000 while condo prices fell 2%; UH News reported the same day that affording the median house requires more than 180% of the state median income, putting it within reach of about one household in five.

On O'ahu in August 2026, the Honolulu Board of REALTORS counted 264 single-family sales at a $1,240,000 median, 12.2% above August 2025, and 365 condo sales at a $510,000 median, 1.0% lower. Condo inventory rose 4.1% to 2,512 listings, and the board wrote that condo sellers faced more competition and generally took longer to get offers than house sellers (hicentral.com).

Condo fees, insurance and Maui's Minatoya List

In UHERO's factbook, 42% of Hawaii homeowners report paying monthly HOA fees, against 25% across the US. UH News reported a $470 median monthly HOA fee for the state, second highest in the country, and a median advertised HOA/AOAO fee of $882 in Honolulu listings from February 2026.

Property insurance premiums paid in Hawaii rose 13.4% in 2024, the factbook reported, the largest increase in at least a decade and well above the 9.7% national rise. In its December 2025 market report, the Honolulu Board of REALTORS wrote that rising condo insurance premiums placed added strain on associations, owners and buyers, contributing to higher monthly fees and an increase in condo inventory.

On Maui, Bill 9 sets a timetable to phase out roughly 7,000 short-term vacation rentals in apartment-zoned "Minatoya List" buildings, the factbook noted, and sale prices of condos on that list were 16% below 2023 levels in 2025.

Questions about the Hawaii file

Answered with this build's Hawaii numbers and the sources above.

Who may act as escrow on a Hawaii home sale?
A corporation licensed by the state's commissioner of financial institutions: HRS § 449-5, in its text as of October 2026, says no person shall act as an escrow depository in Hawaii unless it is a corporation licensed to do so. Fidelity National Title Hawaii's site, read the same month, describes the escrow holder, or settlement agent, as a disinterested third party that holds documents and funds on behalf of the buyer and seller and records the deed.
Must a Hawaii ad for a leasehold property say so?
Yes. Haw. Code R. § 16-99-11, in the text we checked in October 2026, says a leasehold property advertised for sale in any medium shall be identified by the word "leasehold."
What is the Honolulu Board of REALTORS' MLS?
HiCentral MLS, Ltd., a wholly owned subsidiary of the board, established in 2007. Its site said in October 2026 that it connects more than 6,500 real estate professionals on O'ahu and across the state.
Can I buy the list for a single Hawaii town?
Yes. 15 Hawaii towns have files you can buy one at a time, from Honolulu down to Wailuku with 57 rows.
