Gmail ahead of kw.com in Idaho inboxes

Gmail appears on 632 Idaho addresses in the file and kw.com on 350. The next four are company domains: exprealty.com (211), remax.net (201), 21goldchoice.com (145) and cbboise.com (115). Most Keller Williams agents here have a kw.com address, all but two RE/MAX agents are on remax.net and 183 Real Brokerage agents, over half of that brand in Idaho, use Gmail.

93% of the Idaho rows carry a phone number, and free mailboxes such as Gmail, Yahoo and Hotmail account for 26% of the addresses. Our October 2026 walks turned up 354 Idaho rows that are new to our file; the month dates our discovery of them, not any agent's license or move between firms.

Keller Williams first; eXp Realty and Fathom Realty each over twice as common in Idaho as in our US file

Keller Williams leads Idaho's branded rows at 20%, near its 19% share across our US file.

Of the brands with at least 100 Idaho agents in the file, four reach 1.5 times their share of our US file or more: Century 21 (Idaho 14%, US file 8%), Real Brokerage (Idaho 12%, US file 7%), eXp Realty (Idaho 10%, US file 3%) and Fathom Realty (Idaho 5%, US file 2%). For eXp Realty and Fathom Realty the Idaho share is more than double.

Compass and HomeSmart, by contrast, hold less than half the share they have in our US file: Compass 2% against 7%, HomeSmart 2% against 5%. Most of the Compass agents here work in Boise.

By company name, CENTURY 21 Beutler & Associates is the largest Century 21 name in our Idaho file, on 163 rows; Coldwell Banker Schneidmiller Realty is on 148 and Coldwell Banker Tomlinson on 129.

Coeur d'Alene first, then Boise and Idaho Falls

Coeur d'Alene, not Boise, has the largest city file in our Idaho data: 543 rows, against 418 in Boise and 296 in Idaho Falls. Meridian (233) and Twin Falls (171) follow.

The Keller Williams rows in Boise (234) top the company-and-town groups in the file. Second and third are both in Coeur d'Alene: CENTURY 21 Beutler & Associates with 151 rows and Coldwell Banker Schneidmiller Realty with 148.

Keller Williams agents here are almost all in four places: Boise, Idaho Falls, Coeur d'Alene and Twin Falls.

RE/MAX has its largest numbers of Idaho agents in Nampa (44) and Pocatello (40).

Agents are people. "Business" counts the addresses read on real estate firms' own websites, often an office or team inbox; a city file holds both.

How the Idaho file is checked

Every address in the Idaho file was read on a public web page between Sep 16, 2026 and Oct 8, 2026, and a row is sold only when that page shows the email. 2,576 rows (88%) come from brokerage rosters and 349 are business addresses read on real estate firms' own websites, often an office or team inbox, counted apart from the agents.

Three Idaho license levels and the agency brochure

Idaho licenses salespersons, associate brokers and designated brokers. As of October 2026, Idaho Code 54-2004 describes an associate broker as licensed under, associated with and representing a designated broker, and Boise Regional REALTORS' career page says a salesperson is licensed to act on behalf of a broker and may not act as a real estate agent independently.

Colibri Real Estate, a licensing school, says on its Idaho requirements page, read in October 2026, that a salesperson license takes 90 hours of classroom pre-license education in two 45-hour modules within the three years before applying, and that a broker license takes another 90 hours.

As of October 2026, Idaho Code 54-2085 has a licensee give a prospective buyer or seller the Idaho Real Estate Commission's agency disclosure brochure at the first substantial business contact, and the brochure must carry a conspicuous notice that no representation will exist without a written agreement between the buyer or seller and the brokerage.

Boise Regional REALTORS, North Idaho and the members-only forms

Boise Regional REALTORS was chartered as the Boise Realty Board in 1920, and its jurisdiction has expanded to cover Ada, Elmore and Gem counties. On its website in October 2026, the association described itself as Idaho's largest local REALTOR association and said more than half of all REALTORS statewide belong to it.

Coeur d'Alene Regional REALTORS, founded in 1945, says on its homepage, read in October 2026, that it represents 2,000 REALTORS engaged in the residential and commercial real estate business.

Idaho REALTORS' forms page, read in October 2026, limits its forms to active REALTOR members of Idaho REALTORS with National Association of REALTORS membership and an active Idaho real estate license, and gives logins for Form Simplicity and Transaction Desk (idahorealtors.com).

Ada County $595,000 in August, Kootenai County $569,900 year to date

In Ada County, home to Boise, 955 single-family homes sold in August 2026, up 14.8%, and their median price was $595,000, up 6.9%, according to Boise Regional REALTORS' report on Intermountain MLS data as of September 8, 2026 (Boise Regional REALTORS). Inventory dropped 10.6% to 1,979 homes, equal to 2.4 months' supply, and the days-on-market figure fell from 41 to 37.

Of those August sales, 297 were new construction with a $629,000 median; the 658 resales had a $579,900 median and 1.9 months' supply.

For the whole of 2025, Ada County recorded 8,987 single-family closings (up 7.4%), 3,214 of them new construction. Their median price was $555,000, up 2.4%, with 43 days on market; December's inventory, 1,596 homes, was up 25.2%.

In Kootenai County, home to Coeur d'Alene, the Coeur d'Alene Regional REALTORS' statistics show 1,975 homes sold year to date through September 2026, a $569,900 median price and 80 days on market, with 1,094 active residential listings as of October 5, 2026. Those figures cover site-built homes on less than 2 acres.

Idaho grew second-fastest in 2025 and fastest from 2020 to 2025

Idaho's population rose 1.4% in 2025 to 2,029,733, the second-highest rate in the country, by the Idaho Department of Labor's January 2026 summary of Census Bureau estimates (Idaho Department of Labor). Net migration brought in 22,063 people, 76% of the growth, and 90% of them came from other states. From April 2020 to July 2025 the state grew 10.4%, adding 190,610 residents, the fastest growth in the nation.

Census Bureau permit counts for Idaho show 14,112 single-family homes authorized in 2025, compared with 14,821 a year earlier, while units in structures of five or more units climbed to 2,926 from 2,125.

Questions about the Idaho file

Answered with this build's Idaho numbers and the sources above.

Does Idaho require home sale prices to be disclosed?
No, as of August 2021: an Idaho Capital Sun headline that month named Idaho 1 of 10 states with no obligation to disclose a property's sale price. In December 2011, NPR's StateImpact Idaho quoted an Idaho State Tax Commission official saying the state had no disclosure law and no requirement for either party to a land sale to tell a government entity the price.
Who owns the Intermountain MLS?
Boise Regional REALTORS. Its About page, read in October 2026, names the Intermountain Multiple Listing Service, Inc. as one of its two wholly owned subsidiaries, and its August 2026 Ada County report calls IMLS a subsidiary of the association.
How many real estate licenses does Idaho report, and how large is our Idaho file?
The Idaho Real Estate Commission's total number of licenses was 18,118 in fiscal 2024, in the Division of Occupational and Professional Licenses' performance report, which does not say whether that counts only active licenses or which license types it covers. Our Idaho file holds 2,925 rows, 2,576 of them agents and 349 business addresses, emails we read on brokerage rosters or real estate firms' own sites, last confirmed there in walks run Sep 16, 2026 through Oct 8, 2026.
Is Keller Williams the biggest brand in the Idaho file?
Yes, with 510 agents. Coldwell Banker (362) and Century 21 (356) come next, almost level, and the three brands together hold 48% of the branded Idaho rows.
Can I buy just the Coeur d'Alene or Boise agents?
Yes. Both are among the eleven Idaho cities sold as files of their own, with Idaho Falls, Meridian, Twin Falls, Sandpoint, Caldwell, Nampa, Lewiston, Pocatello and Ketchum. Those city files hold 2,125 of the Idaho rows; the remaining 800 are outside every city file but inside the full Idaho list.
