kw.com ahead of gmail.com in Kansas

More Kansas rows use kw.com (865) than any other domain, gmail.com included (520). Most Keller Williams agents here write from kw.com (860 of 951), and most Berkshire Hathaway HomeServices agents from penfedrealty.com (328 of 427). For Real Brokerage agents the top domain is gmail.com, on 206 of their 420 rows.

Of the Kansas rows, 94% also give a phone number. Our walks first picked up 302 of these rows in October 2026; that is when they entered our records, which tells nothing about licensing or moves between firms.

Keller Williams, Berkshire Hathaway HomeServices and Real Brokerage lead the Kansas file

Keller Williams leads our Kansas file by brand, taking 31% of the branded agents; in our US file it takes 19%.

Berkshire Hathaway HomeServices and Real Brokerage also take a larger slice of the Kansas file than of our US file: 14% of branded Kansas agents each, against 8% and 7% there.

Better Homes and Gardens has 8% of branded Kansas agents; our US file puts it at 2%, so its Kansas share is more than three times as large. In the company column, 175 Kansas rows name Better Homes and Gardens Real Estate Kansas City Homes and 65 name Better Homes and Gardens Real Estate Wostal Realty.

Coldwell Banker, second only to Keller Williams in our US file, makes up 9% of branded Kansas agents, against 15% across that file. Century 21 is smaller still here: 23 agents, 1% against 8%.

Wichita first, then Overland Park and Leawood

Wichita's city file is the biggest in Kansas, with 762 email addresses, 23% of the state's rows. Overland Park (580) and Leawood (375) follow, ahead of Topeka, Olathe and Prairie Village.

In the table below, the Keller Williams, Berkshire Hathaway HomeServices and Compass lines are not single offices: our rows give those agents only the brand as their company, so each line counts every agent of the brand in that town. The largest company-and-town group is Keller Williams in Overland Park: 350 agents, more than half of the 563 agents in that city's file. In Wichita the largest group is Berkshire Hathaway HomeServices, 291 of the city's 739 agents, with Keller Williams (180) next. In Leawood, Compass agents make up 214 of the 373 agents on file, more than half.

Agents are people. "Business" counts the addresses read on real estate firms' own websites, often an office or team inbox; a city file holds both.

How the Kansas file is checked

Every address in the Kansas file was read on a public web page between Sep 16, 2026 and Oct 8, 2026, and a row is sold only when that page shows the email. 3,052 rows (91%) come from brokerage rosters and 293 are business addresses read on real estate firms' own websites, often an office or team inbox, counted apart from the agents.

16,830 active Kansas licenses in fiscal 2025

The Kansas Real Estate Commission's budget narrative, dated September 5, 2025, counts 16,830 active real estate licenses in fiscal 2025, the year to June 30, 2025, down from 17,358 in fiscal 2024 and 17,304 in fiscal 2023 (budget narrative). It says the licensee number grew significantly from fiscal 2015 to 2022 and that license counts leveled off in fiscal 2023 to 2025 but "are expected to rise in FY26 and 27 with more homes on the market according to the National Association of REALTORS® estimates."

What our Kansas file holds is a different measure: 3,052 agents whose brokerage or own website publishes their work email, and 293 business addresses that real estate offices post on their own sites, each one confirmed at its source on a date from Sep 16, 2026 up to Oct 8, 2026.

Kansas REALTORS, the Kansas Association of REALTORS, describes itself as a non-profit trade association representing over 8,000 members across Kansas (as read in October 2026). The list of its past presidents starts in 1921 with E.W. McNaughton of Hutchinson.

Heartland, South Central Kansas and Sunflower MLSs

On the Heartland MLS site, as we read it in October 2026, the MLS says it has provided real estate information in the Greater Kansas City Metropolitan area since 1993; the same site counts over 15,000 residential and multi-family listings from Kansas and Missouri.

The REALTORS of South Central Kansas say on their page for the South Central Kansas MLS, read in October 2026, that the MLS was formed in 2004, is a wholly owned subsidiary of the association, provides services to approximately 2,500 real estate participants and subscribers and covers a service area of 18 counties, among them Sedgwick, Butler, Harvey, Saline and Sumner.

The Sunflower Association of REALTORS, on a page we read in October 2026, says it runs the Sunflower Multiple Listing Service and gives its service area as eight counties: Brown, Nemaha, Jackson, Jefferson, Shawnee, Osage, Lyon and Greenwood.

The transaction broker in Kansas statute

K.S.A. 58-30,102, checked in October 2026, defines a transaction broker as "a broker who assists one or more parties with a real estate transaction without being an agent or advocate for the interests of any party to such transaction." Under K.S.A. 58-30,103, read the same month, a broker "shall be considered a transaction broker unless" one of the conditions it lists applies, the first being that "an agency relationship between the broker and the party to be represented is established pursuant to this section."

K.S.A. 58-30,110, also read in October 2026, requires a licensee to furnish a prospective buyer or seller with the real estate brokerage relationships brochure at the first practical opportunity.

Kansas home sales in 2025 and August 2026

In 2025, the participating Kansas REALTOR MLSs recorded 36,206 home sales, up 0.8% on 2024. The 2025 median price of $275,011 marked a 5.8% gain and the average of $336,449 a 6.5% gain; sales volume came to about $12.18 billion, up 7.4%. Wichita State University's Center for Real Estate prepared those figures on January 9, 2026, from Kansas Association of REALTORS and MLS data.

Sales fell in August 2026, to 3,220 from 3,487 a year before, while the median price climbed to $310,000 from $285,000 (Kansas REALTORS). Homes sold that month typically spent 13 days on the market and went for 100.0% of their list price. The month ended with 8,182 active listings, up from 7,583 a year earlier, a 2.6 months' supply. For January to August 2026 the count was 25,528 sales, 2.7% above that stretch of 2025; the median for those eight months was $290,000, where a year earlier it was $278,000.

Questions about the Kansas file

Answered with this build's Kansas numbers and the sources above.

What has to accompany a deed before a Kansas register of deeds will record it?
A real estate sales validation questionnaire. K.S.A. 79-1437c, checked in October 2026, says no deed or instrument providing for the transfer of title to real estate shall be recorded in the office of the register of deeds unless accompanied by one. K.S.A. 79-1437f, checked the same month, lists the people to whom the questionnaire's contents are made available and for what purposes, among them real estate licensees for fulfilling their statutory duties and providing information on market value of property to clients and customers.
What does a Kansas real estate salesperson license take?
A 30-hour Principles of Real Estate course, passing each of the two sections of the licensure exam, a KBI/FBI criminal background check and the 30-hour Kansas Practice Course are among the steps toward a license that a Kansas REALTORS summary of the Kansas Real Estate Commission's requirements lists, as read in October 2026. The same summary says: "Kansas requires that you work under the umbrella of a broker for a minimum of two years."
Is Wichita sold as its own Kansas file?
Yes. Wichita is one of ten Kansas cities with a file of their own. Together those city files hold 2,583 addresses; the whole Kansas file has 3,345.
Which brand has the most agents on this Kansas list?
Keller Williams. Its 951 Kansas agents outnumber Berkshire Hathaway HomeServices (427) and Real Brokerage (420), the next two brands, put together.
Do most Kansas agents on this list use Gmail or another free mailbox?
No. Free mailboxes, Gmail among them, account for 644 of the 3,345 Kansas rows, or 19% of the file.
