Century 21 weighs far more in Shreveport than statewide

Keller Williams leads the Shreveport file with 111 agents, and Century 21 follows at 100.

Century 21 is where Shreveport breaks from Louisiana: the brand holds 32% of flagged agents in the city and 10% statewide. All 100 of them are listed under one company, CENTURY 21 Elite. No other Louisiana city holds as many Century 21 agents in our file.

Compass runs the opposite way. It is 22% of Louisiana's branded agents on file but 1% in Shreveport, and its largest Louisiana group in our file is in New Orleans (305 agents).

Better Homes and Gardens also sits well above its state rate, 8% of branded agents here to 2% across Louisiana.

A Texas MLS and a Shreveport-Bossier market

Shreveport agents search and post listings in NTREIS, the North Texas regional MLS. The Northwest Louisiana Association of REALTORS, based in Shreveport, became its 15th shareholder association in September 2020, bringing more than 1,000 subscribers; before that the association ran its own MLS on CoreLogic's Matrix platform (NTREIS).

Scott Hughes, the association's CEO, told the Shreveport-Bossier Advocate that pending sales across Shreveport-Bossier stayed above 700 for four straight months through June, the highest since 2022. He gave a June median of $241,210, down 3 percent from 2025, while the average price was up 7 percent, a rise he tied to high-end homes.

Caddo Parish, home to Shreveport, has lost residents since 2020: the Census Bureau estimates 224,893 residents on July 1, 2024, 5.4 percent below its April 2020 base.

Barksdale and Global Strike Command next door

Barksdale Air Force Base, in neighboring Bossier Parish, is home to the headquarters of Air Force Global Strike Command along with the 2nd Bomb Wing, 8th Air Force and 307th Bomb Wing. Its fiscal 2024 economic impact statement counts 5,133 active duty members, 1,342 reservists and 2,608 civilians, and a total economic impact of $1,112,534,993 (Barksdale AFB).

Caddo Parish deeds and reassessment

Sales in Shreveport are recorded with the Caddo Parish Clerk of Court, whose fee schedule dated August 1, 2017 charges $105 to record a conveyance or mortgage of 1 to 5 pages and $205 for 6 to 25 pages (Caddo Clerk). The clerk's office says conveyances are indexed back to 1914.

Louisiana assessors revalue property every four years, and 2024 was a reassessment year in Caddo Parish. Assessor Charlie Henington told the Shreveport-Bossier Advocate that values rose across the board apart from downtown.
