Portland, Bangor and their county markets

Our Maine list has four city files: Portland (480), Bangor (210), Saco (87) and Kennebunk (53).

Portland's count leans on one brand. Of the 308 Keller Williams agents in our Maine file, 298 give Portland as their office city, and they make up more than half of the 472 Portland agents we hold.

In Bangor, ERA Dawson-Bradford Co., REALTORS (60 rows) and The Masiello Group (57) make up the two biggest company-and-town groups in our Maine file.

Coldwell Banker's biggest office city in our Maine file is Saco, with 67 of its 295 agents, followed by Portland (62), Kennebunk (42) and Waterville (35).

In the 2025 county figures from Maine Listings, Cumberland County, which includes Portland, had both the most single-family sales of any Maine county (3,205) and the highest median price ($590,000). Penobscot County, which includes Bangor, had a $285,000 median on 1,574 sales. York County had 2,429 sales at $538,000, and Aroostook had the lowest median, $168,000 (Maine Association of REALTORS, January 2026).

Maine cities sold on their own

A city file holds the Maine agents and business addresses whose office is in that city, with the same columns as the state file, priced by how many rows it holds.

Bangor 201+9 business Get it · $39

Agents are people. "Business" counts the addresses read on real estate firms' own websites, often an office or team inbox; a city file holds both.

How the Maine file is checked

Every address in the Maine file was read on a public web page between Sep 16, 2026 and Oct 8, 2026, and a row is sold only when that page shows the email. 1,671 rows (89%) come from brokerage rosters and 211 are business addresses read on real estate firms' own websites, often an office or team inbox, counted apart from the agents.

Maine's REALTOR association, Maine Listings and the license levels

The Maine Association of REALTORS says on its history page, as read in October 2026, that it was founded in 1936 under the name Real Estate Dealers of Maine and became the Maine Association of REALTORS in 1971.

Its membership page, read the same month, says there are 12 local boards and councils in Maine, typically representing specific geographical areas, as well as a commercial association, and that joining a local board or council brings automatic membership in the state association and the National Association of REALTORS.

The association's housing reports, as of September 2026, describe Maine Listings, its subsidiary, as a statewide Multiple Listing Service with over 6,300 licensees inputting active and sold property listing data.

Our Maine file is a smaller set, not a count of all licensees: our walks have found the emails of 1,671 agents published, together with 211 business addresses.

As of October 2026, the Maine Real Estate Commission's licensing page lists licenses for a real estate sales agent, an associate broker and a real estate broker or designated broker (maine.gov). A sales agent may only perform brokerage services in the employ of or on behalf of a licensed real estate agency and under the supervision of the agency's designated broker. An associate broker must first complete two years of practice as an actively licensed sales agent, and a broker must have been licensed as an associate broker affiliated with a real estate brokerage agency for two years within the five years immediately before applying.

In our Maine file, 37 profiles use the title Associate Broker and 14 use Licensed Real Estate Broker.

Sales, prices and what a Maine buyer needs to earn

Maine Listings counted 15,133 sales of existing single-family homes in 2025, 4.78% more than in 2024, and the median, at $405,000, gained 3.85%. The association's 2026 president said in January that Maine had seen year-over-year increases in listing activity for 28 consecutive months, and that in each month of 2025 the statewide median sales price showed either a decline or a single-digit increase from the prior year.

August 2026 brought 1,542 sales, 10.09% fewer than in August 2025, and a median price of $424,550, 4.31% higher. Over the June to August quarter, sales rose 1.92% from a year before to 4,831, and the median rose 2.75% to $429,000. The association's president said in September that as additional for-sale inventory comes onto the market, buyers have more opportunities and leverage to negotiate.

In its January 2026 outlook, MaineHousing, the state housing agency, says a household needed $120,938 in 2024 to afford the median-priced home, while the median income was $73,275, or 61% of that. It says that from 2021 through 2025 the median home price in Maine rose 36.9%, while the US median home price rose 19.2%, and that Maine has become an attractive location for telecommuters and retirees, who often have larger home-buying budgets than Mainers. The agency expected its First Home programs to purchase a record 1,275 loans in 2025 (MaineHousing).

Maine's brokerage relationships form and the transfer tax above $1 million

Under section 9 of the Maine Real Estate Commission's rules (02-039 C.M.R. chapter 410), as read in October 2026, a licensee must furnish a prospective buyer or seller with a copy of the Real Estate Brokerage Relationships Form when there is substantive communication about a real estate transaction, whether by a face-to-face meeting, a written communication or an electronic communication.

As of October 2026, Maine Revenue Services says that for transfers on or after November 1, 2025, when the value of the property exceeds $1 million, an additional tax of $3.80 is imposed on each $500 or fractional part of $500 above $1 million.
