How the Massachusetts file is checked

Every address in the Massachusetts file was read on a public web page between Sep 16, 2026 and Oct 8, 2026, and a row is sold only when that page shows the email. 10,828 rows (97%) come from brokerage rosters and 388 are business addresses read on real estate firms' own websites, often an office or team inbox, counted apart from the agents.

MLS PIN, MAR and the Greater Boston board

On its About page in October 2026, MLS PIN called itself one of the largest broker-owned multiple listing services in the nation, with a subscriber base of more than 37,050 real estate professionals. That page also described a database of about 26,950 properties for sale, more than 4.3 million off-market listings and full public records for all of Massachusetts and Rhode Island and much of New Hampshire (mlspin.com).

The Massachusetts Association of REALTORS, organized in 1924, described itself in its January 2026 market release as a professional trade organization with more than 25,000 members.

On its website in October 2026, the Greater Boston Association of REALTORS said it counts more than 8,600 residential real estate agents, brokers and industry affiliates as members, in a territory that includes 64 communities in Eastern Massachusetts. It called itself the largest local REALTOR association in New England and the largest of the five divisions that make up the Greater Boston Real Estate Board.

Salesperson, broker and the 25-hour week

Massachusetts licenses real estate salespeople and brokers, and its regulations (254 CMR 2.00, as read in October 2026) require a salesperson seeking a broker's license to have been employed by or affiliated with a licensed broker for at least three years, for a minimum of 25 hours a week under that broker's supervision.

As read in October 2026, 254 CMR 3.00 requires a broker or salesperson to give a prospective buyer or seller a notice approved by the board that discloses their relationship at the first personal meeting about a specific property, to ask them to sign and date it, and to keep a copy for three years.

On our Massachusetts profiles the title field reads Sales Associate 588 times and Licensed Real Estate Salesperson 144 times; Licensed Real Estate Broker appears 23 times.

A $695,000 single-family median and fewer permits

In August 2026, by the count of the Massachusetts Association of REALTORS, single-family sales came to 4,052, down 0.2% on August 2025, while their median price rose 2.2% to $695,000. Condo sales fell 6.1% and the condo median rose 3.7% to $565,000. New listings were up 17.2% for single-family homes and 17.1% for condos (Patch).

The association's January 2026 release, on December 2025 sales, counted 3,528 single-family sales and put their median at $641,000, a rise of 2.4% from December 2024, while the condo median fell 2.7% to $525,000. It said inventory remained a challenge throughout 2025.

The 2025 Greater Boston Housing Report Card, produced by Boston Indicators, the research arm of the Boston Foundation, counted 97,656 new housing units in Massachusetts between April 2020 and July 2025, over 71,000 of them in Greater Boston. It said building permits issued in the state fell from nearly 20,000 in 2021 to just over 14,000 in 2024. On affordability in Greater Boston, the report put the household income needed for the mortgage payment on an "entry-level" home at just under $98,000 in 2021 and over $162,000 in 2025 (The Boston Foundation).

Questions about the Massachusetts file

Answered with this build's Massachusetts numbers and the sources above.

When does Massachusetts call for a septic inspection on a home sale?
At or within two years before title transfers, says the state's Title 5 rule (310 CMR 15.301, as read in October 2026), except in the cases the rule lists.
Can I buy just the Boston agents, or those of another single Massachusetts place?
Yes. 57 Massachusetts places are sold as separate city files, from Boston with 991 email addresses down to Duxbury with 52. A city file holds the addresses whose office is in that place; together these files cover 8,136, and the state file has 11,216.
Which brands have the most Massachusetts agents in the file?
Coldwell Banker, then Keller Williams and Compass. Between them the three account for 52% of the Massachusetts rows that carry a brand.
Do Massachusetts agents use company email addresses or Gmail?
Mostly business domains: 85% of the Massachusetts rows use one. Free mailboxes, gmail.com among them, account for 15%. Real Brokerage is the only brand with 100 or more agents in the file where most of them use gmail.com: 360 of 607.
