How the Detroit file is checked

Every address in the Detroit file was read on a public web page between Sep 16, 2026 and Oct 8, 2026, and a row is sold only when that page shows the email. 90 rows (96%) come from brokerage rosters and 4 are business addresses read on real estate firms' own websites, often an office or team inbox, counted apart from the agents.

Detroit next to Birmingham, Shelby Township and Rochester

By agent count, Detroit sits at number 28 of the 46 Michigan city files we keep, with 92 agents.

8 nearby towns outnumber it. Birmingham (414 agents), Shelby Township (307 agents), Rochester (276 agents), Dearborn (229 agents), Plymouth (229 agents), Royal Oak (229 agents) each hold more agents in our rows than Detroit. We file an agent under the town of the office on their profile, so a broker who sells in Corktown but works from a Royal Oak desk counts in Royal Oak.

Realcomp and the Detroit Association of REALTORS

Realcomp II Ltd., a multiple listing service based in Farmington Hills, serves Detroit. Realcomp says it is owned by seven boards and associations of REALTORS, and the Detroit Association of REALTORS is one of them, alongside Dearborn Area, Grosse Pointe, Livingston County, North Oakland County, Eastern Thumb, and Lapeer and Upper Thumb.

For August 2026, Realcomp counted 29,374 homes listed across its 18-county area, up 16.3% on a year earlier, while pending sales fell 9.8%, closings dropped 6% and the area's median sale price rose 4.5% to $300,000 from $287,000 (The Detroit News, September 29, 2026). Those figures cover the whole region, not the city alone.

Rental certificates, escrow and a 67-mill tax bill

A Detroit landlord needs a certificate of compliance, issued after a 15-point inspection, before renting a home legally. Without one, the city says owners face tickets from BSEED starting at $400, liens for unpaid tickets, and tenants who may pay rent into escrow instead (City of Detroit landlord guide).

A March 3, 2026 memo to City Council counted active residential certificates at the end of each year: 8,731 in 2023, 11,063 in 2024 and 11,920 in 2025.

A 2026 Ford School commentary at the University of Michigan puts Detroit's 2024 homestead rate at 67.9464 mills and cites a Lincoln Institute of Land Policy study finding the city had the highest effective property tax rate among major U.S. cities in 2024, at 3.02%. In her March 2026 State of the City address, Mayor Mary Sheffield proposed cutting city property taxes by 30% to 60%, a change that needs approval in Lansing.

GM on Woodward and a growing head count

General Motors opened its new global headquarters at Hudson's Detroit, on the old J.L. Hudson department store block on Woodward Avenue, on January 12, 2026, after leaving the Renaissance Center (GM newsroom).

The city reports that the Census Bureau's latest estimate put Detroit at 649,095 residents for 2025, a gain of 5,060 on the prior estimate and the third straight year of growth.

The Detroit Land Bank Authority sells city-held houses through its Auction, where bids start at $1,000 and homes are sold as is, and through Own It Now, which runs on a 72-hour countdown after the first offer.
