How the Branson file is checked

Every address in the Branson file was read on a public web page between Sep 16, 2026 and Oct 8, 2026, and a row is sold only when that page shows the email. 149 rows (94%) come from brokerage rosters and 10 are business addresses read on real estate firms' own websites, often an office or team inbox, counted apart from the agents.

Nightly rental permits in Branson

Since May 1, 2025, under Ordinance 2024-0065, Branson treats any dwelling rented for one night up to 30 consecutive days as a short-term rental, and licenses them only in low density residential areas (bransonmo.gov).

Each one needs an STR Permit from the Fire Department, issued after a fire safety inspection and good for three years, along with a business license, a Tourism Tax bond and Missouri sales tax registration.

The city's tourism tax is 4% on lodging, short-term rentals included, and 4% on admissions to private tourist attractions.

Lake lots, private prices and the Tri-Lakes Board

KY3 described Missouri in 2025 as one of about a dozen states that keep real estate sale prices secret.

A 2023 Taney County housing study found Branson, Forsyth, Hollister and Merriam Woods short of nearly 2,000 affordable units, most of them needed by families earning under $25,000 a year, according to the county health department.

Questions about the Branson file

Answered with this build's Branson numbers and the sources above.

What does a Branson nightly rental need before it takes guests?
A city business license, a Fire Department short-term rental permit issued after inspection, a tourism tax bond and state sales tax registration, in a low density residential area.
Are sale prices public for Branson homes?
No. Missouri keeps sale prices out of the public record, so recent prices come from the MLS and from agents rather than the Taney County recorder.
Is the Branson file mostly one Keller Williams office?
Largely. 120 of the 149 branded agents filed under Branson are with Keller Williams, the only company-and-town group in the city with 50 or more agents.
Do Branson agents mainly use kw.com addresses?
Yes. 89 of the 159 Branson rows use kw.com, with 32 on gmail.com and 13 on exprealty.com.
Are Hollister and Kimberling City agents included with Branson?
No. Neither town has a file yet, so agents with offices in Hollister or Kimberling City are found in the Missouri file.
