Berkshire Hathaway nearly even with Keller Williams

Keller Williams and Berkshire Hathaway HomeServices have almost the same number of Montana agents on file, 302 and 292. Keller Williams holds about the share it has in our US file, 19% of the branded agents here and 19% there. Bozeman ahead of Billings and Missoula

Montana grew by an estimated 113,200 people, or 11%, between 2015 and 2025, reaching 1.14 million, and the growth was concentrated in the western and south-central parts of the state. Gallatin County, which includes Bozeman, added about 27,700 residents (27%); Flathead County, which includes Kalispell, added about 19,500 (20%), by the Legislative Fiscal Division's June 2026 reading of Census estimates (Montana Legislature). In the Census Bureau's 2025 estimates, released in January 2026, every state except Montana and West Virginia saw its growth slow or its decline speed up.

Five city files hold more than a hundred Montana email addresses each: Bozeman (314), Billings (272), Missoula (248), Kalispell (153) and Helena (152).

Bozeman has both of the biggest company-and-town groups: Berkshire Hathaway HomeServices (70) and Keller Williams (68).

Nearly all of Keller Williams' Montana agents on file work in five cities: Bozeman, Missoula, Helena, Billings and Kalispell.

ERA Lambros Real Estate in Missoula, with 50 rows, is the only company-and-town group in the table below that is neither Keller Williams nor Berkshire Hathaway.

Century 21 has the most agents in Billings (41) and Helena (36), and only 8 in Bozeman, the largest city file. RE/MAX has no more than 13 agents in any one city and 2 in Billings, the second-largest city file. eXp Realty's biggest city count, 35 in Billings, is under a quarter of its Montana agents, who name at least 20 places in all.

How the Montana file is checked

Every address in the Montana file was read on a public web page between Sep 16, 2026 and Oct 8, 2026, and a row is sold only when that page shows the email. 1,549 rows (84%) come from brokerage rosters and 306 are business addresses read on real estate firms' own websites, often an office or team inbox, counted apart from the agents.

Salesperson, broker and the Board of Realty Regulation

Montana's Board of Realty Regulation recorded 723 new licenses in fiscal 2024 and 591 in fiscal 2025, by the Department of Labor and Industry's licensing boards report dated August 2026 (Department of Labor and Industry). The report says SB 455, a 2023 law, eliminated property manager licensing from the board's oversight, which has reduced its overall licensees; as of June 30, 2025, a separate Property Management Program oversaw 1,138 licenses.

An agent is licensed as a salesperson or a broker, and a salesperson works under a supervising broker. The board's broker checklist, updated in December 2025, asks for at least two years as a licensed salesperson, 30 experience points from transactions in the last 36 months, 60 hours of approved pre-licensing education within the past 18 months, a passed Montana broker exam within the past 12 months, and errors and omissions insurance.

Among the twelve most common profile titles in our Montana file, those that name a license level say broker more often than salesperson, 87 to 35. The single most common title, Real Estate Agent (160), names neither.

Montana's eight local boards and four MLSs

In October 2026 the Montana Association of REALTORS gave its membership as over 5,600 and listed eight local associations and boards: Billings, Bitterroot Valley, Great Falls, Helena, Missoula, Northwest Montana, Rocky Mountain and Southwest Montana. Southwest Montana REALTORS calls itself the voice of real estate in Beaverhead, Gallatin, Madison, Park, Sweetgrass and Wheatland counties.

The association's September 2026 statewide report, compiled by RPR with MLS data, names four MLSs as its data providers: Big Sky Country MLS around Bozeman, the Billings Association of REALTORS MLS, the Havre Hi-Line Board of REALTORS MLS and Montana Regional MLS. Montana Regional MLS joins subscribers from six REALTOR associations in western and central Montana.

September 2026: 7.15 months of supply

Montana's statewide median sales price in September 2026 came to $497,000, up 1.2% on September 2025. Sales slipped 0.9% to 1,173, while listings, active and pending together, rose 2.6% to 7,542. That came to 7.15 months of inventory, which the association's report labels a buyer's market, with 6 months marking balance (Montana REALTORS housing report).

The same report counted 1,793 September listings priced at $1 million or more: 1,003 from $1 million to $1.99 million and 790 at $2 million and up. Over the previous twelve months those two bands had 1,462 sales between them, and at $2 million and up the supply ran to 21.4 months.

The Missoula-area median sale price fell in 2025 for the first time in 15 years, down 2.2% to $550,000, according to the Missoula Organization of REALTORS' 2026 Five Valleys Housing Report as covered by Montana Free Press and MTPR.

By the Department of Revenue's comparison of rates, a Montana primary residence pays 2026 tiered rates from 0.76% on value up to the $378,000 median to 1.90% at four times the median and above, while a home that is not the owner's principal residence pays a flat 1.90%. The 2025 rates were 0.76% up to $400,000, 1.10% from there to $1.5 million and 2.20% above $1.5 million.
