Nebraska inboxes: bhhsamb.com before Gmail

In Nebraska the domain on the most rows is bhhsamb.com (847), more than three times the count for gmail.com (260). Most Berkshire Hathaway HomeServices agents on file write from it, 847 of 968. Most Better Homes and Gardens agents write from betteromaha.com, 236 of 354. Free mailboxes, Gmail among them, cover 338 rows, 16% of the state file.

Of the larger brands here, only Real Brokerage has most of its agents on gmail.com: 73 of 112. Nebraska rows carry a phone number in 82% of cases. October 2026 is when our walks first found 215 of the Nebraska rows; it dates their arrival in our file, not any license.

Nebraska's two leading brands: Berkshire Hathaway HomeServices and Better Homes and Gardens

Berkshire Hathaway HomeServices accounts for 968 Nebraska agents on file: 49.9% of the branded rows in this state, next to 8% for the brand in our US file. The five brands after it, Better Homes and Gardens, Coldwell Banker, RE/MAX, Real Brokerage and Keller Williams, have 823 between them.

Better Homes and Gardens follows with 354, or 18% of Nebraska's branded rows; in our US file it has 2%. The company column names Better Homes and Gardens Real Estate The Good Life Group on 312 Nebraska rows.

Keller Williams, the largest brand in our US file at 19%, has 5% of the branded Nebraska rows (95 agents), and 91 of those agents are in Lincoln. Coldwell Banker, second in our US file at 15%, has 8% here.

Omaha holds more than half of the Nebraska file

Omaha alone holds more than half of the 2,153 Nebraska rows and over four times as many as Lincoln. Of the towns with no file of their own, Kearney (48), Grand Island (43) and Columbus (41) have the most rows.

In Omaha, Berkshire Hathaway HomeServices has 842 agents among the city's 1,123 rows. Lincoln's mix is different: of its 243 rows on file, Keller Williams has 91, RE/MAX 56 and Coldwell Banker 34, all ahead of Berkshire Hathaway HomeServices at 30. Elkhorn's file is mostly one company: 138 of its 151 rows are with Better Homes and Gardens Real Estate The Good Life Group.

Each line of the table below is a company in one town, not a single office. The Berkshire Hathaway HomeServices and Keller Williams rows carry only the brand name, so each of their lines counts every agent of that brand our rows place in the town.

Map of Nebraska: email addresses on file by office city

Nebraska cities sold on their own

A city file holds the Nebraska agents and business addresses whose office is in that city, with the same columns as the state file, priced by how many rows it holds.

CityAgentsOne-time
Omaha 1,099+24 business Get it · $69
Lincoln 222+21 business Get it · $39
Elkhorn 150+1 business Get it · $39
Papillion 118+5 business Get it · $39
Agents are people. "Business" counts the addresses read on real estate firms' own websites, often an office or team inbox; a city file holds both.

How the Nebraska file is checked

Every address in the Nebraska file was read on a public web page between Sep 16, 2026 and Oct 8, 2026, and a row is sold only when that page shows the email. 1,939 rows (90%) come from brokerage rosters and 214 are business addresses read on real estate firms' own websites, often an office or team inbox, counted apart from the agents.

Nebraska salespersons, associate brokers and brokers

The Nebraska Real Estate Commission licensing page, as read in October 2026, describes a salesperson license and a broker license. A salesperson may engage in all phases of the real estate business if employed by and under the direct supervision of a licensed broker at all times, and needs 96 hours in all: 90 clock hours of prelicense education in three courses plus the 6-hour Professional Practice Standards course.

A broker license takes 60 more clock hours of prelicense education, plus two years' full-time work as a salesperson or the part-time equivalent. Its holder may work independently as a self-employed broker, or as an associate broker employed by and under the direct supervision of a licensed broker.

Among the profiles we read, 860 Nebraska rows give the title Sales Associate and 88 Licensed Real Estate Salesperson.

A Lincoln-based association and the Great Plains MLS

The Nebraska REALTORS Association, based in Lincoln, says it has served since 1917; its site put its members at more than 5,000 when read in October 2026. The figure counts REALTOR members, not license holders.

Boards named on the Great Plains Regional MLS site in October 2026 include the REALTORS Association of Lincoln, the Omaha Area Board of REALTORS, the Blue River Area, Fremont and Tri-County boards, and the Southwest Iowa Association of REALTORS.

Omaha-area inventory down, Lincoln-area inventory up in August 2026

These are Great Plains Regional MLS figures for its service area, which the MLS describes as the greater Lincoln-Omaha area, not for the whole state. In 2025 the MLS recorded 15,576 closed sales of existing homes, up 3.9% on 2024, at a median price of $292,000 (up 2.5%). Listings coming onto the market increased 13.8%, days on market until sale rose to 20 from 17, and the 2,189 existing homes for sale at year end, up 18.7%, came to 1.7 months of supply (GPRMLS, December 2025). New construction had 2,513 closed sales in 2025 at a median of $432,789, with 6.8 months of new-home supply at year end.

In August 2026 the MLS's Omaha-area report, covering Dodge, Douglas, Sarpy, Saunders and Washington counties in Nebraska and Harrison, Mills and Pottawattamie counties in Iowa, showed 1,652 existing homes for sale, down 3.1% from August 2025 and a 1.9-month supply; closed sales fell 7.5% to 915, and the median price of $330,000 was 8.2% above August 2025's. Its Lincoln-area report, for an area that includes all of Lancaster and Seward counties, showed 780 for sale, up 18.4% and a 2.3-month supply; closed sales fell 11.8% to 343, and the median price of $309,900 was 3.1% above a year before.

Nebraska's brokerage disclosure pamphlet and seller condition statement

As the commission's license manual gave § 76-2421 in October 2026, a licensee offering brokerage services must provide, at the earliest practicable opportunity during or after the first substantial contact, a written copy of the commission's current brokerage disclosure pamphlet to a seller, landlord, buyer or tenant who has no written agreement for brokerage services with a designated broker.

Section 76-2,120, as the same manual gave it in October 2026, requires each seller of residential real property in Nebraska to provide the purchaser with a written disclosure statement of the property's condition, executed by the seller and updated on or before the effective date of any contract that binds the purchaser to buy.

Questions about the Nebraska file

Answered with this build's Nebraska numbers and the sources above.

Who owes Nebraska's documentary stamp tax when a home is sold?
The seller, as grantor: the Nebraska Department of Revenue says the tax is imposed on a grantor executing a deed and collected by each county's register of deeds, at $3.32 for each $1,000 of value as of July 18, 2026.
Whom does a Nebraska agent represent by default?
The buyer or tenant, as a limited agent: as the commission's license manual gave § 76-2416 in October 2026, a licensee is considered a buyer's or tenant's limited agent unless the designated broker enters into a seller's or landlord's agent, subagency, dual agency or other agency agreement.
Which MLS serves the Omaha and Lincoln area?
Great Plains Regional MLS, which said on its site in October 2026 that it serves over 4,500 subscribers in the greater Lincoln-Omaha area.
Which brokerage brand has the most Nebraska agents in this file?
Berkshire Hathaway HomeServices: its 968 agents are 45% of all 2,153 Nebraska rows, branded or not, and most of them are in Omaha.
Can I buy the Omaha agents without the rest of Nebraska?
Yes. Omaha has a file of its own, 1,123 rows, and so do Lincoln (243), Elkhorn (151) and Papillion (123). Agents in other Nebraska towns have no Nebraska city file; they are part of the statewide file of 2,153 rows.
