Agents are people. "Business" counts the addresses read on real estate firms' own websites, often an office or team inbox; a city file holds both.

How the New Hampshire file is checked

Every address in the New Hampshire file was read on a public web page between Sep 16, 2026 and Oct 8, 2026, and a row is sold only when that page shows the email. 3,035 rows (93%) come from brokerage rosters and 213 are business addresses read on real estate firms' own websites, often an office or team inbox, counted apart from the agents.

NHAR's 14 boards, Board of Choice and PrimeMLS

The New Hampshire Association of REALTORS (NHAR) names 14 local boards on its membership page, read in October 2026, among them the Seacoast, Lakes Region, North Country and Greater Manchester Nashua boards and a Commercial Investment Board. Since January 1, 1996, what it calls Board of Choice has let REALTORS pick the local board they belong to, rather than being limited by office location or jurisdictional boundaries (NHAR).

PrimeMLS was formerly the New England Real Estate Network (NEREN). Reporting its rebrand in April 2023, Real Estate News said it served more than 12,000 agents and brokers across the six New England states, New Hampshire among them, plus New York, and was owned by 25 REALTOR associations.

New Hampshire home prices, supply and affordability, 2025 to 2026

NHAR counted 12,529 single-family closings for 2025, a 4.5% increase over 2024, and the single-family median reached a record $535,000, a rise of 3.9%. It put supply at just two months, far below the five to seven months considered necessary for a balanced market. In Rockingham County, which includes Portsmouth, the 2025 median was $670,000 (NHAR, January 2026).

For January through March 2026 NHAR reported a $530,000 single-family median, up 3.9% year on year, while closed sales slipped 0.6%. In an average month of that quarter about 1,400 homes were for sale; for January to March 2019 it counted roughly 3,600, and in October 2016, which NHAR calls its last sign of a balanced market, it was over 7,100. Rockingham County's median for the quarter was unchanged at $650,000, and Coos County's was $231,500, down 6.5%.

The Concord Monitor, reporting NHAR's figures, said July 2026 set another all-time record single-family median of $580,000, with 1,532 closed sales, up 10.4% on July 2025. The 2,992 homes for sale that month were the most since the COVID-19 pandemic, and Rockingham County had the highest county median, $710,000.

NHAR's affordability index stood at 58 for 2025, meaning the median household earned 58% of the income needed to qualify for the median-priced home at current interest rates; the index was 200 as recently as 2013 and last above 100 in 2021. Releasing its 2026 housing report on September 24, 2026, New Hampshire Housing said only 15% of households in the state earn enough to afford the record $575,000 median single-family home (New Hampshire Housing). NHPR reported the same day that New Hampshire Housing estimates the state needs over 40,000 new units by 2030.

Radon, arsenic and flood notices before a New Hampshire contract

The New Hampshire Coastal Adaptation Workgroup, summarizing HB 1320 in August 2024, says RSA 477:4-a has the seller or the seller's agent notify the buyer about radon, arsenic and lead before any contract to buy real property that includes a building is signed, and that from January 1, 2025 the notice also covers flood risk.

The same summary says that, effective July 19, 2024, RSA 477:4-d requires sellers of one- to four-family homes to disclose in writing whether the property is in a federally designated flood hazard zone, before or while an offer is prepared.

Questions about the New Hampshire file

Answered with this build's New Hampshire numbers and the sources above.

Who pays the transfer tax when a New Hampshire property sells?
Both the buyer and the seller: New Hampshire's Department of Revenue Administration, on its tax pages as of October 2026, puts the transfer tax at $0.75 per $100 of the price on each of them, the rate in force since July 1, 1999.
Which licenses do New Hampshire real estate agents hold?
Salesperson and broker licenses, issued by the New Hampshire Real Estate Commission. NH Real Estate School's 2026 licensing guide lists a 40-hour course for a salesperson, and the US Labor Department's O*NET license record, updated September 6, 2024, says a broker needs 60 hours of approved study plus at least a year full time with an active principal broker, or 2,000 part-time hours as a licensed New Hampshire salesperson, within five years of applying. O*NET lists principal brokers, managing brokers, who manage a branch office, and associate brokers, who work under a principal or managing broker.
Can I buy only the Bedford, Portsmouth or Nashua agents?
Yes. Bedford, Portsmouth and Nashua each have their own city file; between them the three files carry 1,418 rows, out of 3,248 in our New Hampshire file. All ten New Hampshire city files together reach 2,185 rows, and the other 1,063 fall outside all of them.
