Many newcomers arrive from New York. The Census Bureau's 2024 survey counts 56,799 people who moved to New Jersey from New York State in a year, more than from any other state and more than twice the 25,902 from Pennsylvania, next in line; 36,002 moved the other way.

Hoboken, across the Hudson from Manhattan, has 522 agents on file.

How the New Jersey file is checked

Every address in the New Jersey file was read on a public web page between Sep 16, 2026 and Oct 8, 2026, and a row is sold only when that page shows the email. 21,246 rows (98%) come from brokerage rosters and 420 are business addresses read on real estate firms' own websites, often an office or team inbox, counted apart from the agents.

Three license tiers and a 2024 rewrite

The New Jersey Real Estate Commission, set up in 1921 and now part of the Department of Banking and Insurance, oversaw 96,541 licensed brokers and salespersons in the 2025 fiscal year, according to the state budget (nj.gov).

It licenses salespersons, who apply through a sponsoring broker after a 75-hour course; broker-salespersons, who qualify as brokers but work under another broker; and brokers, who need 150 hours of education and three years as a full-time New Jersey salesperson. There is also a referral-only salesperson license.

1,351 New Jersey profiles carry the title Sales Associate, and another 281 read REALTOR-Associate.

The rules changed on August 1, 2024: every residential deal now needs a written brokerage services agreement, the law added a new "designated agency" relationship, and showings need a sign. Licenses renew by June 30, 2027, after 12 hours of continuing education, one of them on agency.

Thirteen boards, eight MLSs

New Jersey REALTORS is made up of 13 local boards and marked its centennial in 2017.

The state is split among eight MLSs. In the north, the New Jersey MLS, in business since 1977, covers Bergen, Essex, Passaic and Hudson counties, and Garden State MLS lists homes in eleven northern and central counties. The shore lists through MOREMLS, owned by Monmouth Ocean Regional REALTORS, which dates to 1936 and has more than 9,700 members. South Jersey works with Bright MLS, based in Maryland; the NEXUS association there serves more than 5,000 members in Burlington, Camden and Ocean counties.

Attorney review, the seller's fee, prices above asking

A contract an agent prepares for a home of one to four units is not final for three business days. During that attorney review, weekends and holidays do not count.

Since July 10, 2025, the seller, not the buyer, pays the state's fee on sales over $1 million, now graduated from 1% to 3.5% of the price. New Jersey REALTORS asked for relief from it in March 2026, and the state lowered its forecast for the fee in May because of refunds on contracts signed before the change.

Homes still sell above the asking price. In August 2026 the statewide median was $575,000 (single-family homes $644,500), up 2.7% on a year earlier, and the average sale closed at 101.8% of the asking price after 35 days on the market. Supply is loosening: homes for sale rose 9.0% to 21,580, a 3.1-month supply, while closed sales fell 2.4% to 7,927 (New Jersey REALTORS).
