Agents are people. "Business" counts the addresses read on real estate firms' own websites, often an office or team inbox; a city file holds both.

How the Oklahoma file is checked

Every address in the Oklahoma file was read on a public web page between Sep 16, 2026 and Oct 8, 2026, and a row is sold only when that page shows the email. 3,285 rows (89%) come from brokerage rosters and 387 are business addresses read on real estate firms' own websites, often an office or team inbox, counted apart from the agents.

Bounce guarantee: email the list within 30 days. For every address that hard-bounces, send us the bounce report and we refund that row's share of what you paid. The rules

Oklahoma's path from provisional sales associate to broker

Under the Oklahoma Real Estate Commission's License Code and Rules as of November 1, 2024 (OREC), a new sales applicant completes 90 clock hours of basic real estate instruction before taking the examination for a provisional sales associate license. Unless the holder completes 45 clock hours of postlicense education before that license first expires, it cannot be renewed.

A sales associate moving up to broker associate or broker needs two years of active licensure within the previous five, 90 clock hours of advanced real estate instruction and an examination. A broker applicant also completes the Broker in Charge course and documents ten real estate transactions within the past five years, or the equivalent as determined by the Commission.

OREC's How to Obtain a License page, last modified October 13, 2023, lists five license types: Provisional Sales Associate, Sales Associate, Broker Associate, Branch Broker and Broker.

MLSOK, MLS Technology and 17 local boards

Oklahoma REALTORS, the state association, reported more than 13,500 members on its site in October 2026, belonging to 17 local boards; the Greater Tulsa Association of REALTORS and the Oklahoma City Metropolitan Association of REALTORS (OKCMAR) are two of them.

MLSOK was founded on July 14, 2000. OKCMAR's page on it, read in October 2026, says MLSOK now supports over 8,000 real estate professionals statewide and ranks among the Top 60 MLS organizations nationwide (okcmar.org).

The Greater Tulsa association traces its history to the Real Estate Exchange, formed in 1913 by 20 real estate men, which the National Association chartered as the Tulsa Real Estate Board on January 1, 1920. Its timeline also records Northeast Oklahoma Real Estate Services (NORES) changing its name to MLS Tech, Inc.

A buyer's market in the August 2026 Oklahoma housing report

The August 2026 housing report for Oklahoma, posted by Oklahoma REALTORS and compiled by RPR with data from MLSOK, MLS Technology and six local boards, counts 3,998 sales statewide, down 11.2% year over year, with a median sales price of $266,475, up 3.6%. Active and pending listings were up 14.2% from August 2025, at 25,967; the report puts inventory at 6.79 months, which it labels a buyer's market (Oklahoma REALTORS).

In the MLSOK market, the annual report for 2025, which is current as of January 7, 2026, shows the median sale price rising 3.1% to $262,900 and closed sales rising 1.9% to 24,083. New listings grew 9.5% to 34,003, active listings ended the year 27.7% higher at 7,894, and sellers received, on average, 97.8% of their list price.

The Census Bureau's 2025 permit tally gives the Oklahoma City metro area 6,497 single-family units and the Tulsa metro 3,740; buildings with five or more units add 1,334 and 1,292.

Abstractor licenses, seller disclosures and OREC's 2026 forms

Under the Oklahoma Abstractors Act, as the Oklahoma Abstractors Board posts it in a file dated August 29, 2024, the Board issues abstract licenses and the certificates of authority needed to engage in the business of abstracting.

OREC's 2026 disclaimer form says the Residential Property Condition Disclosure Act, effective July 1, 1995, requires a seller of one or two residential dwelling units to give the buyer, before accepting an offer, either a Residential Property Condition Disclosure Statement or, if the seller never occupied the property and knows of no defect, a disclaimer statement.

OREC's 2026 set of contract forms and related addenda includes a Deed Fraud Notice and a Wire Advisory.

Questions about the Oklahoma file

Answered with this build's Oklahoma numbers and the sources above.

What does an Oklahoma title insurer need before it issues a policy?
An attorney's opinion of title. The Oklahoma Insurance Department's rule OAC 365:20-3-2, in the 2015 text the department posts, says no title insurer may issue a binder, commitment or policy until it or its agent has obtained an opinion of title from an attorney licensed in Oklahoma, based on an abstract certified by a bonded, licensed abstractor no more than 180 days before the policy's effective date.
Which MLSs are tied to the Oklahoma City and Tulsa associations?
MLSOK for the Oklahoma City association and MLS Technology, Inc. for the Tulsa one. MLSOK is wholly owned by the Oklahoma City Metropolitan Association of REALTORS, and its website, read in October 2026, calls it the largest MLS in Oklahoma, with listing coverage in all 77 counties. The Greater Tulsa Association of REALTORS names MLS Technology, Inc. as its MLS on its own site, read the same month.
How many Oklahoma real estate licensees are there, and how many agents does the file hold?
More than 23,000 licensees, according to the Oklahoma Real Estate Commission's September 2025 bulletin. This file is a smaller set: on Oct 8, 2026 it held 3,285 Oklahoma agents and 387 business addresses, every one an email posted on a brokerage or business website. It is not a full list of licensees.
