How the Bend file is checked

Every address in the Bend file was read on a public web page between Sep 16, 2026 and Oct 8, 2026, and a row is sold only when that page shows the email. 328 rows (91%) come from brokerage rosters and 31 are business addresses read on real estate firms' own websites, often an office or team inbox, counted apart from the agents.

COAR and the MLS of Central Oregon

Bend brokers list homes in the Multiple Listing Service of Central Oregon, which the Central Oregon Association of REALTORS owns and operates. COAR describes itself as representing more than 2,500 members in residential and commercial real estate.

The 2024 Oregon REALTORS MLS directory places the service in Bend and lists its area as Crook, Deschutes, Grant, Jefferson and Klamath counties (Oregon REALTORS). The 330 Bend agents in our file are those whose brokerage publishes an email address, a different count from that membership.

What the Beacon Report shows for Bend homes

The same August 2026 edition counted 1,832 Bend area sales in the 12 months before the report and 527 homes listed, about 3.5 months of inventory. It leaves out condos, townhomes, manufactured homes and acreage.

On the jobs side, St. Charles Health System led EDCO's 2026 list of Central Oregon's largest employers with 5,538 workers.

Bend rental spacing, growth boundary and housing fee

Bend City Council voted 6 to 0 in October 2022 to widen the required gap between permitted short term rentals from 250 feet to 500 feet in residential zones and parts of the Mixed Riverfront zone; the city estimated eligible residential properties would fall from 66% to 46% (City of Bend).

Oregon's land use agency approved Bend's 2,380 acre urban growth boundary expansion in November 2016. The city expected roughly 70 percent of its projected housing and job growth to fit inside the earlier boundary through redevelopment.

Since 2006 the city has charged an affordable housing fee of one third of one percent of building permit valuation on residential, industrial and commercial projects. In August 2026 the council declined to move forward with a proposed bond for affordable housing.

Questions about the Bend file

Answered with this build's Bend numbers and the sources above.

Which MLS do Bend brokers use to list homes for sale?
They use the MLS of Central Oregon, run by the Bend based Central Oregon Association of REALTORS and covering Deschutes County along with neighboring counties.
Did the Bend vacation rental rules change what buyers can do with a home?
Yes. Since the 2022 code change a new permitted short term rental in a Bend residential zone needs 500 feet of separation from another one, double the old 250 feet.
Are Redmond, Sisters and Sunriver agents part of the Bend file?
No. Only Bend office addresses are in this file. Agents based in Redmond, Sisters or Sunriver are covered by the Oregon state file and our national file, since those Deschutes County towns do not have separate files today.
How big is Cascade Hasson Sotheby's in the Bend list?
It is the second largest brand in the Bend file, with 66 agents carrying the Sotheby's International Realty name, 20% of the city's branded agents.
Will most Bend addresses be broker company email rather than Gmail?
Yes. Free services such as Gmail account for 45 of 361 Bend rows, fewer than the 73 rows on remax.net by themselves.
