Rhode Island's 45-hour license and the State-Wide MLS

The license course guides of ExamSmart and RealEstateU, read in October 2026, both give 45 hours of pre-license education for a Rhode Island salesperson and 90 hours for a broker.

On its consumer site, read in October 2026, the Rhode Island Association of REALTORS gives its size as more than 5,000 members in nearly 1,000 offices and says it has served Rhode Islanders since 1948. The same site lists 2026 presidents for five local boards: Greater Providence, Kent Washington, Newport County, Northern R.I., and R.I. Commercial and Appraisal.

The State-Wide Multiple Listing Service, a for-profit subsidiary of the association, had more than 7,000 subscribers when Weekly Real Estate News reported on March 24, 2025 that it would open to licensees who are not REALTORS from May 1 that year, at the same fee as REALTORS. Citing RISMedia, the report says the MLS announced the change together with its first fee increase in nearly 20 years.

Rhode Island sales in 2026: a February low, a June record median

The association's first reports of 2026 counted 429 homes sold statewide in January, 7.3% fewer than 12 months before, and 349 single-family sales in February, the lowest monthly number since February 2011.

May's median, $500,000, sat 2.5% under the level of 12 months earlier: the first year-over-year decline since January 2017. In June the median reached a record monthly high of $550,000, up 5.8% from June 2025, and single-family sales rose 14%, the year's first annual gain in closed transactions.

In July the single-family median was $525,000, up from $505,000 in July 2025 (rhodeislandliving.com). The Boston Globe's August 21, 2026 report on the association's July data gave a condominium median of $399,900 with sales down 10.3%, a multifamily median that stayed relatively stable at $620,000 with sales up 15.1%, and supply at roughly half the amount that signifies a healthy balance. For August, the association reported slower sales and rising median prices year over year in all sectors of the market.

Out-of-state buyers and the Rhode Island income gap

Out-of-state residents made 23.4% of Rhode Island home purchases in 2024, up from 15% in 2016, according to a WPRI 12 analysis of association data published in April 2025. Over those years purchases by Massachusetts residents rose from 1,122 to 1,347, while purchases by Rhode Islanders fell from 12,517 to 8,389.

In its 2025 Housing Fact Book, HousingWorks RI at Roger Williams University put the 2024 median single-family price at $475,000, 64% above the 2019 figure of $288,792. By its count, affording that price takes an income of $158,263, against a state median household income of $86,372 (HousingWorks RI).

The book's executive summary reports an 11 percent increase in single-family home prices, the highest in the United States, and a less than two-month supply of homes for sale. It counts 2,818 housing permits issued in 2024, 15% more than the year before, with single-family permits up 25% and multifamily permits up 3%, and notes that the state's draft plan, Housing 2030, has a goal of permitting 15,000 new homes over five years.
