kw.com narrowly ahead of Gmail on South Carolina rows

More South Carolina rows use kw.com than any other domain, 1,305, narrowly ahead of gmail.com with 1,296.

RE/MAX agents write from remax.net, 644 of the 651. The fifth most common domain on our South Carolina rows, cdanjoyner.com (351), is used by 350 Berkshire Hathaway HomeServices agents. Coldwell Banker agents in our rows write from several domains, the largest cbrealty.com (467), cbcarolinas.com (282) and cbcaine.com (217).

At Real Brokerage and ERA, more than half the agents use gmail.com (348 and 231 rows). In October 2026, 579 South Carolina rows entered our file for the first time; that makes them new to our file, not newly licensed or new to their firms.

Keller Williams first in South Carolina, ERA at over double its US file weight

Keller Williams leads the South Carolina brands on file, with 1,552 agents, which is 23% of all branded rows in the state; in our US file the brand stands at 19%. In the office table below, six of the ten rows are Keller Williams, in Greenville, Columbia, Fort Mill, Myrtle Beach, Anderson and Hilton Head Island. Our Keller Williams rows name only the brand as the company, so each of those rows groups the brand's agents by town and can cover more than one office.

Coldwell Banker is second with 1,176 agents. The three largest companies in the South Carolina file that carry its name are Coldwell Banker Realty (752), Coldwell Banker Caine (217) and Coldwell Banker Sea Coast Advantage (117). Counted by office town, Coldwell Banker Caine's largest groups are in Greenville (141) and Spartanburg (65).

Century 21 holds 12% of the branded agents here, against 8% in our US file. More than half of its 796 South Carolina agents, 405, give Myrtle Beach or North Myrtle Beach as their office city; counted by company and town, its largest groups there are CENTURY 21 The Harrelson Group in Myrtle Beach (86), CENTURY 21 Barefoot Realty in North Myrtle Beach (77), CENTURY 21 Palms Realty in Myrtle Beach (67) and CENTURY 21 Broadhurst in Myrtle Beach (63).

ERA runs at over double its weight in our US file: its 378 agents are 6% of the branded South Carolina rows, against 2% there. ERA Wilder Realty is the largest ERA company in the state file, with 309 rows under its name. Better Homes and Gardens is over its US file weight as well, at 4% of the branded rows in South Carolina and 2% in the US file; counted by company and town, its largest group is Better Homes and Gardens Real Estate Palmetto in Summerville (100).

Compass, sixth in our US file, has no South Carolina agents under its brand on file, so the chart shows it at 0% here.

Greenville, then Myrtle Beach and Columbia

Greenville's city file is the largest in South Carolina, at 902 email addresses, with Myrtle Beach (765) and Columbia (551) next. The two largest rows in the office table are in Greenville too, Keller Williams (308) and Berkshire Hathaway HomeServices (284); our rows for both name only the brand as the company, so either figure can span several offices in the city.

Mount Pleasant (334) and Summerville (329) each have more agents on file than Charleston itself (265).

The Elgin row in the office table is Coldwell Banker Realty: 127 addresses with Elgin as their office city, of the 133 that make up the Elgin file.

How the South Carolina file is checked

Every address in the South Carolina file was read on a public web page between Sep 16, 2026 and Oct 8, 2026, and a row is sold only when that page shows the email. 6,651 rows (92%) come from brokerage rosters and 551 are business addresses read on real estate firms' own websites, often an office or team inbox, counted apart from the agents.

South Carolina REALTORS and the Charleston, coastal and Greenville associations

South Carolina REALTORS, established in 1944, lists 16 local associations on its website and calls itself the largest professional membership association in South Carolina. In a September 2026 release it said it serves more than 29,000 members involved in residential and commercial real estate.

The Charleston Trident Association of REALTORS gives 1907 as its founding year. In an August 2025 post, CHS Regional MLS called itself the 48th largest multiple listing service in the U.S. It is a founding member of the Southeast MLS Alliance, launched on October 1, 2023 with Canopy MLS, Georgia MLS and Realtracs; a Realtracs release that month said the four MLSs served more than 100,000 agents in over 11,000 offices. The alliance later added realMLS, in Jacksonville.

The Coastal Carolinas Association of REALTORS counts more than 5,000 active REALTOR members and affiliates on its website. The Greater Greenville Association of REALTORS lists more than 4,000 REALTORS at more than 680 firms and says it has served Greenville for over 100 years.

South Carolina licenses: 90 classroom hours and a broker-in-charge

As read in October 2026, Title 40, Chapter 57 of the state code sets out licenses for associates, brokers and brokers-in-charge, plus property managers and property managers-in-charge, and requires every active broker or associate to be licensed under a broker-in-charge, the sole broker the commission designates to have responsibility over the actions of all supervised licensees (S.C. Code Title 40, Chapter 57).

Under Section 40-57-320, as read the same month, an associate license takes 60 classroom hours of real estate principles and practices and 30 hours of advanced principles, all within the five years before applying, and a broker license takes 60 hours of commission-approved classroom instruction and five years as an active associate within the past seven.

Fastest-growing state in the year to July 2025, and more homes for sale

The Census Bureau named South Carolina the nation's fastest-growing state in the year to July 1, 2025. Its population rose 1.5%, or 79,958 people, and the bureau said the gain was fueled by net domestic migration of 66,622 (census.gov).

Sales and listings both grew in 2025, according to South Carolina REALTORS. Closed sales were up 3.5% at 91,372 and new listings up 9.2% at 131,223, and 27,641 active listings were left at year end, 15.7% more than a year earlier. The median price gained 1.5% to reach $339,975, days on market came to 72, and sellers got an average 97.9% of list price. Among the report's areas, Greater Greenville had the most closed sales, 17,869, just ahead of Charleston Trident at 17,776, with Coastal Carolinas at 16,128 and the Columbia area's CMLS at 13,733 (South Carolina REALTORS, 2025 annual report).

South Carolina REALTORS' report for August 2026 put the median sale price at $345,000, 1.3% higher than in August 2025. The month's 7,852 closed sales were 3.3% below August 2025, but the 63,185 closed from January through August were 2.2% above the same months of 2025. Inventory stood at 33,766 homes, up 9.3% on August 2025, with 4.3 months of supply, and days on market, at 73, were up 5.8%.

The Census Bureau's building permit survey for 2025 counts 7,317 single-family homes authorized by permit in the Greenville-Anderson-Greer metro, 6,418 in Myrtle Beach-Conway-North Myrtle Beach, 5,799 in Charleston-North Charleston, 4,969 in Columbia, 4,075 in Spartanburg and 2,390 in Hilton Head Island-Bluffton-Port Royal.

Questions about the South Carolina file

Answered with this build's South Carolina numbers and the sources above.

Who handles the closing on a South Carolina home sale?
A licensed attorney or someone under one's supervision, according to the South Carolina Bar's Ethics Advisory Opinion 04-01, which says the state Supreme Court held in State v. Buyers Service Co. (1987) that the title search, loan documents, closing and recording of the title and mortgage were considered the practice of law.
What disclosure does a South Carolina seller owe the buyer?
A written disclosure statement on the Real Estate Commission's form: as read in October 2026, Title 27, Chapter 50 of the state code has the owner of a property it covers deliver it to the buyer before the contract is signed, or as otherwise agreed in the contract.
Which MLS serves Charleston-area agents, and which did the Coastal Carolinas Association of REALTORS form?
CHS Regional MLS, which said in August 2025 that it serves agents across the greater Charleston area. The Coastal Carolinas Association of REALTORS, founded in 1945 to serve Horry, Georgetown and surrounding counties, formed the Coastal Carolinas MLS in 2022, its website says.
Can I buy the Myrtle Beach agents without the rest of South Carolina?
Yes. Each of the 25 South Carolina cities in the file can be bought on its own, with every address placed by the city of its office. The Myrtle Beach file holds 746 agents and 19 business addresses, and North Myrtle Beach is a separate file of 202 rows.
