Keller Williams, eXp and two Coldwell Banker firms in South Dakota

Keller Williams agents make up 260 of the 699 South Dakota agents on file, every one of whom comes from a brand's roster: that is 37%, about double Keller Williams' 19% share among branded agents across the whole US file.

196 of them work from Sioux Falls. The next largest brokerage and city pairs in our file, Berkshire Hathaway HomeServices in Sioux Falls and Keller Williams in Rapid City, have 60 each, less than a third of that.

eXp Realty is far stronger in the South Dakota file than in our national one: 14% of the branded agents here, set against 3% across the US. Fewer than half of its agents here, 40, list Sioux Falls; the other 55 give 19 other places.

Coldwell Banker goes the other way, 9% here against 15% nationally, and all 61 of its agents on file work for two firms that carry its name: Coldwell Banker Black Hills Legacy Real Estate (36) and Coldwell Banker Empire Realty (25).

Sioux Falls, Rapid City and the Black Hills towns

Two cities hold 81% of the agents on file: Sioux Falls, with 379, and Rapid City, with 187.

Sioux Falls and Rapid City each have their own REALTOR board. The REALTOR Association of the Sioux Empire, founded in 1920, serves Sioux Falls, Brandon, Tea, Harrisburg, Dell Rapids, Canton and Madison. The Black Hills Association of REALTORS covers Rapid City and Piedmont, while the Mount Rushmore Area Association of REALTORS takes in Spearfish, Sturgis, Deadwood, Lead, Belle Fourche, Custer, Hill City and Hot Springs. Joining any local board also makes an agent a member of South Dakota REALTORS and of the National Association of REALTORS; in October 2026 the state association's site gave its member base as about 2,100.

Our file has 68 agents in those Mount Rushmore board towns, 40 of them in Spearfish.

The brand mix shifts with the map: 54 of the 90 RE/MAX agents on file work in Rapid City, and Century 21 has more agents in Aberdeen (15) than in Sioux Falls (3).

South Dakota cities sold on their own

A city file holds the South Dakota agents and business addresses whose office is in that city, with the same columns as the state file, priced by how many rows it holds.

Agents are people. "Business" counts the addresses read on real estate firms' own websites, often an office or team inbox; a city file holds both.

How the South Dakota file is checked

Every address in the South Dakota file was read on a public web page between Sep 16, 2026 and Oct 8, 2026, and a row is sold only when that page shows the email. 699 rows (83%) come from brokerage rosters and 140 are business addresses read on real estate firms' own websites, often an office or team inbox, counted apart from the agents.

Broker associates under a responsible broker

As of October 2026, South Dakota law defines a broker associate as a broker acting under a responsible broker, and makes the responsible broker answerable for the real estate activities of the licensees under them. The Real Estate Commission's requirements for a broker associate license are a 116-hour prelicensing course and an exam score of 75%, with no experience; a responsible broker also needs a 24-hour Responsible Broker course and two years in active status (dlr.sd.gov).

51 South Dakota roster profiles in our file show Broker Associate as the title.

Licenses renew every two years. A broker or broker associate renewing an active license needs 24 hours of continuing education, at least 12 of them in required subjects, and proof of errors and omissions insurance; licensees on the group policy deal with Rice Insurance Services Company directly to renew that cover. The 2026 renewals opened online on October 1 and are due by November 30, 2026, with a $20 late fee for each month after, and a license without the education or the insurance on January 1, 2027 goes inactive.

The same commission licenses property managers, residential rental agents, auctioneers, timeshare agents and home inspectors. A home inspector registers after a prelicensing course of at least 40 hours and can become a licensed one after 100 inspections as a registered inspector.

South Dakota seller disclosure, agency and transfer fee

As of October 2026, the seller of a South Dakota home must give the buyer a completed disclosure statement before the buyer makes a written offer, and must give a written amendment if the seller learns of a change of material fact before closing or possession, whichever comes first (SDCL 43-4-38). The commission's form, the Seller's Property Condition Disclosure Statement, is dated July 2025.

Since 2009, whoever builds or sells a new home of up to four units that no one has lived in must also disclose information on its energy efficiency to the buyer.

Agency agreements with buyers and sellers must be written, and they cannot renew automatically. The state's transfer fee of 50 cents for each $500 of value is paid by the grantor, the seller in a sale.

Sioux Falls in September 2026: fewer homes for sale, a record average price

Sioux Falls ended September 2026 with 1,011 homes for sale, 25.7% fewer than a year earlier and a 3.8-month supply. Sales were up, 219 against 189; the median price was $344,600, 1.8% higher; and the average reached $456,855, a monthly record, in a month whose sales included an estate on South Minnesota Avenue that sold for $6 million. The figures are the REALTOR Association of the Sioux Empire's (SiouxFalls.Business).

The Census Bureau's Building Permits Survey shows 1,225 single-family homes permitted in the Sioux Falls metro in 2025, against 1,270 in 2024, and 1,026 units in buildings of five or more units, against 1,426. In the Rapid City metro, 860 single-family homes were permitted in 2025.

Questions about the South Dakota file

Answered with this build's South Dakota numbers and the sources above.

Which South Dakota real estate licensees must show proof of errors and omissions insurance?
Active brokers, salespersons, auctioneers, property managers and residential rental agents, according to the Real Estate Commission's renewal page as read in October 2026; timeshare agents and home inspectors do not have to. All licensees who carry optional insurance need to make sure the commission has proof of their errors and omissions insurance by January 1, 2027, its Fall 2026 newsletter says.
Which email domains do Keller Williams, RE/MAX and Century 21 agents in South Dakota write from?
All but 8 of the 260 Keller Williams agents in the South Dakota file write from kw.com, and all but 2 of the 90 RE/MAX agents from remax.net. Of the 51 Century 21 agents, 28, more than half, write from Gmail.
Can I buy the Sioux Falls or Rapid City agents without the rest of South Dakota?
Yes: Sioux Falls and Rapid City each have a file of their own. Of the 839 South Dakota rows, 210 name 55 other places, led by Spearfish (46), Aberdeen (26) and Watertown (11), and 17 give no city.
How many South Dakota agents in the file carry an award tier?
55 of the 839 South Dakota rows carry one, with tiers such as 100% Club, Platinum Club and Executive Club.
