In October 2026 our walks found 166 of these Vermont rows for the first time. The month records when we found them, not when anyone behind them started work.

Coldwell Banker first in Vermont, and Sotheby's at more than six times its US-file share

In Vermont the brand at the top is Coldwell Banker, not Keller Williams, which leads our US file. Coldwell Banker has 124 Vermont agents on file, 23% of the 537 with a brand, against 15% of our US file; Keller Williams follows with 85, 16% here and 19% of our US file. The company name on the most Vermont rows is Coldwell Banker Hickok & Boardman, with 89.

No brand runs further above its share of our US file than Sotheby's International Realty. Its 74 agents are 14% of Vermont's branded rows, more than six times its 2% of our US file. No town holds a quarter of them; the largest groups are in South Burlington (14), Manchester (11), Rutland (10) and Woodstock (8).

eXp Realty is also more than twice as common among branded Vermont agents as in our US file, at 9% against 3%.

South Burlington and Burlington, then Rutland, Stowe and smaller towns

Just two Vermont places have city files of their own: South Burlington (116 rows) and Burlington (109), both in Chittenden County. Together they hold 32% of the state's rows.

Each file is mostly one name: Coldwell Banker Hickok & Boardman accounts for 88 of the 109 Burlington rows, and Keller Williams agents fill 80 of the 116 South Burlington rows. The table below lists only these two company-and-town groups; no other in the Vermont file reaches 50 rows.

Beyond those two, the largest places in the Vermont file are Rutland (26), Stowe (26) and Colchester (25). All 44 Century 21 agents on file are listed in towns without a city file: Derby (18), St. Albans (14), East Burke (10) and Morrisville (2). Colchester has more RE/MAX agents on file than any other Vermont town, 24.

Vermont cities sold on their own

A city file holds the Vermont agents and business addresses whose office is in that city, with the same columns as the state file, priced by how many rows it holds.

Agents are people. "Business" counts the addresses read on real estate firms' own websites, often an office or team inbox; a city file holds both.

How the Vermont file is checked

Every address in the Vermont file was read on a public web page between Sep 16, 2026 and Oct 8, 2026, and a row is sold only when that page shows the email. 537 rows (76%) come from brokerage rosters and 166 are business addresses read on real estate firms' own websites, often an office or team inbox, counted apart from the agents.

Two years and eight closings to a Vermont broker license

Among the requirements in chapter 41 of Title 26 of the Vermont Statutes, as read in October 2026, a salesperson must complete a course of at least 40 hours approved by the Real Estate Commission and be employed by or associated with a brokerage firm and that firm's principal broker. For a broker license the same chapter asks for at least two years' experience as a licensed salesperson, satisfactory to the Commission, including at least eight separate and unrelated closed transactions, plus another course of at least 40 hours.

For the licensee survey it sent in August 2020, the Office of Professional Regulation's review of the Real Estate Commission, signed in August 2024, counts 1,990 licensed professionals: 857 brokers and 1,133 salespersons (OPR review, 2024). Our file counts something else: 703 Vermont rows (537 agents, 166 business addresses), every one an email address our walks read on a brokerage brand's agent roster or on a business website, with the last check of every row falling between Sep 16 and Oct 8, 2026.

The Vermont Association of REALTORS, active since 1945 by its own account and based in Berlin, listed eight local boards on its website in October 2026: Crown Point, Green Mountain, Lamoille Area, Northwest Vermont, Orleans County, South Central Vermont, Southern Vermont and Windsor County.

A $430,000 Vermont median in June 2026, and 16,000 more owner homes likely needed

For June 2026, the Vermont Association of REALTORS' market snapshot of Vermont single-family homes and condos gives a median sales price of $430,000, down 2.1% since June 2025, with closed sales up 10.4% to 725, new listings up 7.4% to 1,303 and active inventory up 16.9% to 2,661 (vermontrealtors.com).

The homeowners fact sheet of the Vermont Housing Needs Assessment 2025-2029, completed in June 2024 for the state's Department of Housing and Community Development and posted by the Vermont Housing Finance Agency, says Vermont is likely to need 16,000 more owner homes in that period. It says most of the added homeowners will be in Chittenden County, with Rutland, Lamoille and Washington counties also projected to receive larger percentages of new homeowner households. Permits for new single-family homes have averaged just over 1,000 a year for the last decade, it adds, and about 6,000 homes sold in 2023, 2,000 fewer than the year before and the lowest total since 2012.

The same fact sheet puts the median primary home sale in 2023 at $325,000 and the annual income a household would need to buy it with an affordable monthly payment at $103,776; the median homeowner income in 2022, $90,311, was well short of that. The median price of new homes sold in 2023 climbed 11% from the prior year, to $616,500, according to Multiple Listing Service data cited in the fact sheet. Chittenden County's median primary home price was more than twice those of Caledonia, Orleans and Rutland counties and three times Essex County's.

Vermont's property transfer tax rates: 0.5%, 1.25% and 3.40%

As read in October 2026, the Vermont Department of Taxes lists these property transfer tax rates: 0.5% on the first $200,000 of value paid for a principal residence, and the 1.25% general rate plus the 0.22% Clean Water Surcharge, 1.47% in all, on value above $200,000; and 3.40% for a non-principal residence fit for year-round habitation that is not a long-term rental, or 3.62% including the Clean Water Surcharge (tax.vermont.gov).

Questions about the Vermont file

Answered with this build's Vermont numbers and the sources above.

Does the buyer or the seller pay Vermont's property transfer tax?
The buyer. As read in October 2026, the Vermont Department of Taxes says that when a transfer is made by deed, the buyer or transferee is liable for the transfer tax.
What disclosure form does a Vermont agent present to a prospective buyer?
The mandatory consumer disclosure form: the Office of Professional Regulation's review of the Real Estate Commission, signed in August 2024, says the commission's Rule 4.6 requires licensees to present it to potential buyers at the first reasonable opportunity.
Can I buy one Vermont town's agents without the rest of the state?
Yes, though only South Burlington and Burlington have city files you can buy separately. Agents in Rutland, Stowe or any other Vermont town come in the statewide file of 703 rows, which our national file also includes.
