Virginia Beach the biggest city file, Northern Virginia spread over 16 of them

Virginia Beach is the biggest single city file in Virginia, with 750 email addresses, followed by Alexandria (647) and Richmond (529).

We count 16 of our 38 Virginia city files as Northern Virginia, from Alexandria (647) down to Potomac Falls (53). Together they hold 3,477 rows, 33% of the state file, more than the 1,756 in the 8 files we count as Hampton Roads and the 983 in our 4 Richmond-area files put together.

Each row of the table below groups one company's addresses in one town. Keller Williams fills six of the ten rows; our rows give its company only as the brand name, so a Keller Williams row takes in every Keller Williams agent on file in that town, and the largest is Alexandria, at 205. Berkshire Hathaway HomeServices, stored the same way, has the next two rows: Virginia Beach (202) and Chesapeake (179).

How the Virginia file is checked

Every address in the Virginia file was read on a public web page between Sep 16, 2026 and Oct 8, 2026, and a row is sold only when that page shows the email. 9,302 rows (89%) come from brokerage rosters and 1,129 are business addresses read on real estate firms' own websites, often an office or team inbox, counted apart from the agents.

Virginia REALTORS, NVAR, REIN and Bright MLS

Virginia REALTORS says on its site, read in October 2026, that it represents nearly 34,000 REALTORS in residential and commercial real estate and is the largest trade association in Virginia; 2020 was its 100th year. The Northern Virginia Association of REALTORS (NVAR) says it serves the Greater Northern Virginia region and supports 13,000 members.

REIN, the Real Estate Information Network, was founded in 1969 and is owned and governed by its broker-stockholder members rather than by a third-party association. For August 2026 it listed 728 firms, 859 offices and 8,355 licensees (reinmls.com).

Real Estate News described Bright MLS in May 2026 as the country's largest MLS, with more than 100,000 subscribers in several Mid-Atlantic states. A year earlier, in May 2025, HousingWire reported that Bright and the Central Virginia Regional Multiple Listing Service (CVR MLS) had finalized a data sharing agreement that integrates real estate listings across a multistate region, and it named portions of Virginia among the places Bright operates.

Sixty hours for a Virginia salesperson, 180 for a broker, and the 2025 showing rule

The application guide from the Department of Professional and Occupational Regulation (DPOR), read in October 2026, puts the salesperson's pre-license education at 60 hours, with no experience required. A broker needs 180 hours plus full-time work in real estate, averaging 40 hours a week, in 36 of the 48 months before applying, and can apply as a sole proprietor or as the principal broker opening a firm.

DPOR's biennial report for 2022 to 2024 counts 42,405 exams administered for the Real Estate Board in fiscal years 2023 and 2024, and 13,812 applications to the board over the same two years (DPOR).

NVAR wrote in June 2025 that a new law, effective July 1, 2025, requires a brokerage agreement to be signed between a prospective buyer or tenant and a real estate licensee before the licensee shows them property.

Virginia home sales and listings, 2025 through August 2026

Virginia REALTORS put the state's 2025 home sales at 103,722, up 1.2% on 2024, with the annual median climbing 3.2% to $425,000. When December ended, 19,631 Virginia homes were on the market, up 14.3% on December 2024.

The association's June 2026 count was 11,598 closed sales statewide, 7.6% above June 2025; the median reached $460,000 and sales for the year so far ran 5.5% ahead. Nearly 27,000 homes were on the market, the largest June inventory since 2019, and the statewide median days on market was 12, unchanged from a year earlier.

August 2026 closings numbered 8,985, which is 438 fewer than in August 2025 (down 4.6%). The median sold price that month was $449,000, up 4.4%, and 28,560 homes were for sale at the end of the month, up 13.8% (Virginia REALTORS).

Separately, Virginia REALTORS wrote in July 2026 that federal workforce reductions and canceled federal contracts since the beginning of 2025 continued to affect employment levels across many industries.

Code of Virginia § 17.1-223, read in October 2026, lets the circuit court clerk reject a sale deed for recording unless its first page states the consideration and the actual value of the property, and § 58.1-801 sets the state recordation tax at 25 cents per $100 of whichever of the two is greater.

Questions about the Virginia file

Answered with this build's Virginia numbers and the sources above.

Who picks the settlement agent when a Virginia home is sold?
The buyer or the borrower: Virginia Code § 55.1-1006, read in October 2026, gives the purchaser or borrower the right to select the settlement agent and says the seller may not require a particular one as a condition of the sale.
How many real estate licensees does Virginia's regulator count?
78,424 on June 30, 2024: DPOR's biennial report gives the Real Estate Board that regulant population as one figure for every license type the board issues, firms included, with no split between salespersons and brokers. It is the state's count, not the size of our file; our own Virginia file has 9,302 agents and 1,129 business addresses.
Which MLS covers Hampton Roads?
REIN, the Real Estate Information Network, which calls itself the independent MLS for Hampton Roads. Its site, read in October 2026, describes its coverage as extending from Williamsburg east to Virginia Beach and south across the North Carolina border.
Can I buy only the Virginia Beach agents rather than all of Virginia?
Yes. Each of the 38 Virginia city files is sold on its own, Virginia Beach included, and the smallest, Grafton, has 50 addresses. Between them the city files take in 7,976 of the 10,431 Virginia rows on file; the other 2,455 are in no city file.
Which brokerage brands have the most agents in the Virginia file?
Keller Williams leads, then Real Brokerage, then Berkshire Hathaway HomeServices. Between them they hold 48% of the branded rows in our Virginia file.
