Puget Sound, Clark County, Spokane and the Tri-Cities

Seattle (1,227) and Bellevue (950) have the two largest city files.

Compass is concentrated there: 361 of its 899 Washington agents work from Seattle and 248 from Bellevue, 68% between them, and its Seattle group is the largest in the state file.

RMLS, based in Portland, Oregon, says it is the primary MLS for five Washington counties: Clark, Cowlitz, Klickitat, Pacific and Skamania. The Clark County Association of REALTORS is one of its three shareholders. Vancouver, in Clark County, has 406 agents on file.

The Spokane Association of REALTORS was founded in 1911; in 2022 it described itself as wholly owning and operating a multiple listing service for its members. Spokane has 337 agents on file.

Pacific Regional MLS, incorporated in 2012, counts the Tri-City, Lower Yakima Valley and Whitman County REALTOR associations among its founders; it reports 1,500+ members and serves five counties. Kennewick has 258 agents on file and Richland 150.

How the Washington file is checked

Every address in the Washington file was read on a public web page between Sep 16, 2026 and Oct 8, 2026, and a row is sold only when that page shows the email. 9,051 rows (93%) come from brokerage rosters and 696 are business addresses read on real estate firms' own websites, often an office or team inbox, counted apart from the agents.

Northwest MLS, formed in 1984 and broker-owned

Northwest MLS began in 1984 as the Puget Sound Multiple Listing Association, formed when four listing services merged to serve real estate professionals in the Puget Sound region; it took its present name in 1996. Most listing services in the country then belonged to local REALTOR associations, while this one was owned by its brokers, and it still calls itself broker-owned and not-for-profit. It counts more than 2,500 member offices and 30,000+ brokers in Washington and Oregon.

On September 4, 2026 it added a First Look listing status: for up to 21 days while a home is being readied, the seller can market it in public, choose whether it goes out to IDX websites and decide whether to allow showings, and the listing must be accessible to all of NWMLS's member brokers.

Brokers and managing brokers, no salespersons since 2010

Washington has had no salesperson license since July 1, 2010, when a 2008 law took effect: from that date existing salesperson licenses were recognized as broker licenses, and associate broker, branch manager and designated broker licenses as managing broker licenses.

As of October 2026, a broker takes 90 hours of courses (60 in fundamentals, 30 in practices), passes the state and national exams, and acts for a real estate firm under the supervision of a designated or managing broker. A managing broker needs at least three years of full-time work as a broker within the last five, plus 90 hours in brokerage management, business management and advanced real estate law. A designated broker is a managing broker whose license carries the Department of Licensing's designated broker endorsement.

Our sums of the Department of Licensing's county rows for August 2026 come to 33,753 active broker licenses, 7,928 managing broker licenses and 3,676 firm licenses; the data places 28,272 of those brokers and 6,699 of the managing brokers in Washington (data.wa.gov).

Brokerage roster pages do not always use the state's terms. Among the most common titles on the roster profiles in our file, Sales Associate (230) outnumbers all those containing the word broker combined (143).

Northwest MLS reports inventory at its highest level since 2014

Northwest MLS brokers reported 67,929 home and condo sales in 2025, worth more than $55 billion; the median price, $644,500, was 0.7% above 2024's. New construction made up about 13.3% of those sales (9,035), and its median was $745,000; average active listings rose more than 34% from 2024.

In September 2026 NWMLS counted 24,965 active listings, up 24.5% from a year earlier, and said buyers had more homes to choose from than at any point since September 2014; inventory grew from a year earlier in 24 of its 27 counties. The 5,623 closed sales, down 8.9%, were in its words the lowest for any September since at least 2014, and the median price was $625,000, down 0.9%. In King County the median was unchanged at $850,000 (Northwest MLS).

Pending sales fell 15.1% in September, and months of inventory reached 4.44, which NWMLS called the highest level since February 2014. It cited Freddie Mac's average 30-year fixed rate rising from 6.71% on September 3 to 7.03% on September 24, 2026, and to 7.28% in the first week of October.

Buyer agreements, limited practice officers and Washington's excise tax

Since January 1, 2024, a broker who represents a buyer in a residential transaction must have a written services agreement with that buyer, entered into before the broker starts providing services or as soon as reasonably practical after.

As of October 2026, the Washington Supreme Court licenses limited practice officers, under Rule 12 of its Admission and Practice Rules, to select, prepare and complete approved documents for closing a sale, a loan or another transfer of property.

The seller usually pays the real estate excise tax, whose graduated state rates by selling price since January 1, 2023 are 1.1% for a price of $525,000 or less, 1.28% to $1,525,000, 2.75% to $3,025,000 and 3% above that, with the local rate added; on January 1, 2027 those thresholds become $551,000, $1,551,000 and $3,051,000 (Department of Revenue).

How many real estate brokers does Washington license?
41,681 active broker and managing broker licenses as of August 2026, by our sums of the Department of Licensing's data, which places 34,971 of them in Washington. Since its January 2023 figures, the dataset has included licenses regardless of where the licensee resides.

Yes, in a residential transaction. Senate Bill 5191, which Governor Inslee signed on May 4, 2023, made that a requirement from January 1, 2024.
Can a Washington managing broker supervise other brokers?

Which Washington cities have the most agents on file after Seattle and Bellevue?
Vancouver (406), Kirkland (361), Spokane (337) and Bellingham (320) come next. In all, 38 Washington cities have a city file of their own.
