Gmail and kw.com top the mail domains in the Wisconsin file

In the Wisconsin rows gmail.com is the most used single domain, at 803 addresses, with kw.com 48 behind on 755 and remax.net third on 658. Taken together, free mail services account for 17% of the file and business domains for the remaining 83%.

The mix changes from brand to brand. In the Wisconsin rows, Compass agents write from compass.com almost without exception (243 of 244), and 658 of the 669 RE/MAX agents use remax.net. Real Brokerage and Berkshire Hathaway HomeServices go the other way: for both, gmail.com is the first domain, covering 270 of 517 and 174 of 298 agents.

95% of the Wisconsin rows also give a phone number. We first saw 628 of the Wisconsin rows in October 2026; that month marks their arrival in our file, not a new license or a change of firm.

Coldwell Banker ahead of Keller Williams in the Wisconsin file

Coldwell Banker, not Keller Williams, leads the Wisconsin rows, with 915 agents against 831. In our US file the two swap places (Keller Williams 86,653, Coldwell Banker 69,745). Coldwell Banker holds 20% of the branded agents in the Wisconsin rows, against 15% in our US file.

The next three brands here, RE/MAX, Century 21 and Real Brokerage, also carry more weight than in our US file: 14%, 13% and 11% of the branded Wisconsin rows, against 10%, 8% and 7% across the US file. Keller Williams, at 18%, sits slightly under its 19% US share.

The two largest Coldwell Banker company names in the Wisconsin file are Coldwell Banker Realty (328) and Coldwell Banker Real Estate Group (323); the largest Century 21 name is CENTURY 21 Affiliated (383).

A few brands with big totals in our US file hardly appear in the Wisconsin rows: HomeSmart has 17 Wisconsin agents (24,548 in the US file), Sotheby's International Realty 7 (9,496) and LPT Realty 2 (12,578). Epique Realty goes the other way. Wisconsin holds about 1% of the branded rows in our US file, yet 3% of Epique's: 136 of 3,965.

Appleton, Whitefish Bay, Madison and Milwaukee lead the Wisconsin file

Where a row gives an office town, the row is filed under it. Appleton has the most Wisconsin rows of any town, 347, ahead of Whitefish Bay (328), Madison (252) and Milwaukee (241).

The biggest company-and-town group in the Wisconsin file is Keller Williams in Whitefish Bay: 325 of the 328 rows in that town's file. Keller Williams rows carry the brand alone as their company, so each Keller Williams line in the table counts every Keller Williams agent in one town; the next two such lines are New Berlin (121) and De Pere (94). In Mequon, 99 of the town's 107 rows are filed under Coldwell Banker Realty.

Appleton is more mixed: its largest groups are Coldwell Banker Real Estate Group (90), Keller Williams (82) and CENTURY 21 Ace Realty (69). In Madison the leading groups are Compass (63), Real Broker (63) and Keller Williams (56).

The table does not group RE/MAX rows by company, so RE/MAX, with 669 agents in the Wisconsin file, has no line in it. By office town its agents are most numerous in Greenfield (55) and New Berlin (43).

Agents are people. "Business" counts the addresses read on real estate firms' own websites, often an office or team inbox; a city file holds both.

How the Wisconsin file is checked

Every address in the Wisconsin file was read on a public web page between Sep 16, 2026 and Oct 8, 2026, and a row is sold only when that page shows the email. 4,685 rows (88%) come from brokerage rosters and 623 are business addresses read on real estate firms' own websites, often an office or team inbox, counted apart from the agents.

Wisconsin REALTORS, Metro MLS and the WIREX listing exchange

The Wisconsin REALTORS Association traces its roots to the Wisconsin Association of Real Estate Brokers, set up in 1909 with 209 members. Based in Madison, it reports over 17,000 members on the About page we read in October 2026; that is a count of association members, not of licensees.

Metro MLS describes itself as the largest MLS in Wisconsin on its About page, also read in October 2026, and dates its start to 1962; it says its members number more than 9,000. The South Central Wisconsin MLS's About page, read the same month, says it serves more than 500 local real estate firms and approximately 4,000 Realtors in Dane, Columbia, Dodge, Grant, Green, Iowa, Lafayette, Rock and Sauk counties and parts of 13 others.

Several Wisconsin MLSs share listing data through WIREX, the Wisconsin Real Estate Exchange, which Metro MLS, South Central WI MLS and Northeast WI MLS started together. The REALTORS Association of Northeast Wisconsin says on its WIREX page, read in October 2026, that the shared database holds over 90% of the state's MLS-listed properties, yet WIREX is not a statewide MLS: each participating MLS keeps its own rules and data structure (RANW).

Wisconsin licenses: 72 hours, an exam, 40 experience points

The Wisconsin REALTORS Association's licensing pages, read in October 2026, set out the salesperson and broker licenses. A salesperson needs 72 hours of state-approved education and a pass on the salesperson exam. A broker completes the 72-hour broker pre-license course or one of the listed alternatives, and needs at least two years of experience within the last four as a licensed salesperson under a broker's direct supervision, with at least 40 experience points.

The same pages say that keeping a license takes 18 hours of continuing education in each two-year period.

Wisconsin sales and prices, 2025 through August 2026

For 2025 as a whole, the association counted sales 2% above 2024 and a statewide median price up 4.8% to $325,000, WEAU reported in January 2026. New listings fell 5.9%, and the association said total listings would have to rise 107% for the market to be balanced. Among its regions, sales grew most in the North (6.7%) and the Northeast (3.7%).

In August 2026 existing home sales were 8.3% lower than a year before, though the median price gained 7.1% and reached $362,000. Year to date through August, sales ran 3.2% ahead of 2025 and the median stood at $348,838, 7.3% higher. Supply edged up to 4.4 months, the average 30-year fixed rate rose to 6.67%, and the association put affordability at its lowest level since it began tracking it in 2009 (Wisconsin REALTORS Association).

Wisconsin closings: title companies and the transfer return

Homcentric, a brokerage, calls Wisconsin a title state in a June 2026 guide to closing: a licensed title company, not an attorney, handles the closing.

Walworth County's fee page, read in October 2026, gives a transfer fee of $3 per $1,000 of value and says a conveyance is accepted for recording only once a completed real estate transfer return has been submitted and the fee collected. The same county page says that since July 1, 2009, under 2007 Wisconsin Act 219, all transfer returns have had to be filed electronically (Walworth County).

Questions about the Wisconsin file

Answered with this build's Wisconsin numbers and the sources above.

Is an attorney needed to close a home sale in Wisconsin?
No. Secure Title, a title company, says on its Wisconsin closings page, read in October 2026, that state law does not require attorneys at real estate closings.
Which forms must Wisconsin agents use in a sale?
WB forms, the forms approved by the Real Estate Examining Board, according to an October 2020 article in Wisconsin Real Estate Magazine. It said licensees must use a WB form once that form's mandatory use date arrives, and that buyers, sellers and attorneys are not required to use WB forms.
How many Wisconsin agents are in this list?
4,685, plus 623 business addresses taken from real estate firms' own websites, as of our Oct 8, 2026 build, and no row was last checked at its source before Sep 16, 2026. It covers the Wisconsin agents whose email addresses are published, not every licensee in the state.
Can I buy Appleton, Madison or Milwaukee agents without the rest of Wisconsin?
Yes. Each of the 24 Wisconsin city files, Appleton, Madison and Milwaukee among them, can be bought on its own. Those files hold 3,154 of the Wisconsin rows between them; the other 2,154 belong to no city file, and the statewide list includes them.
