Jackson first, with a brand mix unlike Cheyenne or Casper

Jackson leads the Wyoming city files with 221 rows. Cheyenne has 181 and Casper 97; Sheridan (80) and Gillette (71) are the two other cities sold as files of their own.

Of the brands with at least 30 Wyoming agents in the file, three have nine in ten or more of them in Jackson: Compass (68 of 74), Sotheby's International Realty (57 of 58) and Keller Williams (36 of 37). RE/MAX, the brand with the most Wyoming agents in the file, has none in Jackson; its largest town counts are Cheyenne (43) and Casper (22).

Among company-and-town groups, the largest in the file is in Cheyenne: Coldwell Banker The Property Exchange, on 72 rows. The Compass and Sotheby's International Realty lines in Jackson are the only other groups with 50 rows or more.

Map of Wyoming: email addresses on file by office city

Wyoming cities sold on their own

A city file holds the Wyoming agents and business addresses whose office is in that city, with the same columns as the state file, priced by how many rows it holds.

Agents are people. "Business" counts the addresses read on real estate firms' own websites, often an office or team inbox; a city file holds both.

How the Wyoming file is checked

Every address in the Wyoming file was read on a public web page between Sep 16, 2026 and Oct 8, 2026, and a row is sold only when that page shows the email. 705 rows (78%) come from brokerage rosters and 201 are business addresses read on real estate firms' own websites, often an office or team inbox, counted apart from the agents.

From salesperson to responsible broker in Wyoming

The Wyoming Real Estate Commission, established in 1930, enforces the state licensing law for real estate responsible brokers, associate brokers, salespersons and real estate companies. In the Wyoming Statutes as read in October 2026, W.S. 33-28-106 has an associate broker applicant first serve actively as a salesperson for two of the four years immediately preceding the application, or hold a degree in real estate from an accredited university or college, and a responsible broker applicant serve actively for two of those four years as a real estate salesperson or associate broker (Wyoming Statutes, Title 33).

The commission's licensing page, read in October 2026, lists Salesperson I, Salesperson II and a Wyoming Law course for salesperson applicants, and Broker I, Broker II and Wyoming Law for broker applicants; Wyoming Broker Management is for responsible broker applicants only.

In that October 2026 reading, W.S. 33-28-401 has all licensees obtain and maintain errors and omissions insurance coverage, either under the group program the commission contracts for with an insurer after competitive bidding or under individual coverage that complies with the commission's minimum requirements. W.S. 33-28-306, in the same reading, has a licensee make a written disclosure of applicable agency, intermediary or customer relationships before engaging in any discussion or arrangement incidental to a sale, purchase, exchange or lease of real estate and before entering into any written agreement with a buyer or seller, with the disclosure including a statement that the compensation for different relationships is negotiable.

Wyoming REALTORS, seven boards and the Teton MLS

Wyoming REALTORS' website, read in October 2026, says the state association consists of 7 local boards and 5 districts. The boards are the Casper Board of Realtors, the Laramie Board of Realtors, the Northern Wyoming Realtor Alliance, and the Northwest, South Central, Southern Wyoming and Teton boards. Its membership page says members belong to a local board or join the state association, and that all memberships require membership in the National Association of REALTORS (NAR).

NAR's historic membership count by state, dated January 2024, puts Wyoming at 2,633 REALTOR members in 2023; the same table gives 2,652 for 2022 and 2,223 for 2019.

On its About page in October 2026, the Laramie Board of Realtors gave its jurisdiction as the entire City of Laramie and all of Albany County and listed 142 REALTOR members. The Teton Board of REALTORS' home page, read the same month, calls it a professional trade association of over 500 licensed real estate agents and appraisers and about 20 affiliate members; the board's December 2025 MLS statistics list Teton, Lincoln and Sublette counties in Wyoming, Teton County in Idaho, and Swan Valley and other parts of Idaho.

Laramie County sales for 2025, Teton County for December 2025

Single-family sales in Laramie County rose to 1,116 in 2025 from 1,067 in 2024, and their median price to $367,585 from $350,000, in the 2015-2025 statistics from the Cheyenne MLS that the Cheyenne Board of REALTORS posted in January 2026 on its Laramie County statistics page (Cheyenne Board of REALTORS). The 2025 count is below the 1,549 single-family sales of 2021. For 2025 the same table shows 330 rural residential sales at a $637,025 median and 219 condo and townhome sales at a $324,863 median.

In December 2025 the Teton Board's MLS recorded 13 single-family sales in Teton County, Wyoming, at a median of $3,800,000 and an average of $9,735,538. The same report lists 91 single-family listings active, 12 pending and an average of 222 days on market (Teton Board of REALTORS).

Statewide, 1,732 single-family homes were permitted in Wyoming in 2025, up from 1,632 in 2024, by the Census Bureau's annual permit files, while buildings with five or more units accounted for another 388 permitted units.

Questions about the Wyoming file

Answered with this build's Wyoming numbers and the sources above.

Is the sale price filed with a Wyoming deed public?
No. In its text as read in October 2026, W.S. 34-1-142 has a deed presented to a county clerk for recording come with a statement under oath disclosing the actual full amount paid or to be paid for the property, and says the statement is not a public record and shall be held confidential by the county clerk, county assessor, county board of equalization, the state board of equalization and the department of revenue.
How many real estate licenses does Wyoming's commission manage, and how large is this file?
The Wyoming Real Estate Commission's 2027-2028 budget request, prepared for the February 2026 Legislature, says it manages approximately 4,000 real estate licenses. As of Oct 8, 2026, our Wyoming file holds 705 agents plus 201 business addresses, found on brokerage rosters or on the websites of real estate businesses; each row carries the date it was last confirmed at its source, the earliest Sep 16, 2026 and the latest Oct 8, 2026.
Do Wyoming agents in this file use Gmail or company email?
Most do not use free mail: 24% of the Wyoming addresses are on free mailboxes, Gmail above all. Of the brands with at least 50 Wyoming agents in the file, Coldwell Banker is the only one with more than half of its agents on Gmail: 64 of 121.
Can I buy the Jackson agents without the rest of Wyoming?
Yes. Jackson is one of five Wyoming city files sold on their own. Together those files hold 650 of the 906 Wyoming rows; the remaining 256 name other places or no city and are sold in the statewide file.
