How the New York file is checked

Every address in the New York file was read on a public web page between Sep 16, 2026 and Oct 24, 2026, and a row is sold only when that page shows the email. 27,961 rows (97%) come from brokerage rosters and 957 are business addresses read on real estate firms' own websites, often an office or team inbox, counted apart from the agents.

License classes in the job title

New York licenses salespersons, who work under a broker's supervision; associate brokers, who hold a broker's license but choose to work under another broker; and brokers. The Department of State's file of active licenses listed 76,746 salespersons, 15,989 associate brokers and 26,586 brokers on October 11, 2026 (data.ny.gov).

New York agents put that license in their titles: 3,181 profiles in this file read Licensed Real Estate Salesperson and 975 carry an associate broker title, wording taken from the state's license classes.

A broker license takes 152 hours of education and two years as a salesperson, or three in the general real estate field. Every renewal needs 22.5 hours of continuing education, with set hours for fair housing, ethics, agency, implicit bias, cultural competency and recent legal matters.

REBNY's RLS, OneKey MLS and the upstate share

In New York City, brokers share their exclusive listings through the Residential Listing Service of the Real Estate Board of New York, which dates to 1896, rather than through a REALTOR MLS. The RLS covers all five boroughs, with more than 500 member firms and about 70,000 listings a year.

Around the city, OneKey MLS, owned by the Hudson Gateway Association of REALTORS and the Long Island Board of REALTORS, serves more than 42,000 professionals in the Bronx, Manhattan, Queens, Long Island, Westchester and the Hudson Valley and calls itself the largest MLS in the state. The Long Island board alone has nearly 30,000 members, one of the four largest REALTOR associations in the country. Upstate, the Buffalo, Rochester and Syracuse listing services share a single database.

Attorneys, co-ops and the FARE Act

Who writes the contract depends on where you are. Upstate, the agent often prepares the offer or contract, subject to the attorneys' approval; downstate, the seller's attorney prepares it (New York State Bar Association).

Manhattan is a co-op market: of the 11,393 Manhattan co-op and condo sales counted for 2025, 6,250 were co-ops, at a median of $850,000. Manhattan sales picked up in 2026, with 3,625 closed in the third quarter, up 9% and the strongest third quarter since 2022.

Rentals changed in June 2025, when New York City's FARE Act took effect: a broker who represents the landlord can no longer charge the tenant a fee, and every fee a tenant must pay has to be clearly disclosed. By February 2026 the city had received more than 1,400 complaints and filed 50 summonses under the law.
