kw.com ahead of Gmail in Alabama inboxes

More Alabama rows use kw.com than Gmail: 1,533 addresses against 949. The next three domains are all company ones, remax.net (746), exprealty.com (587) and eraking.com (202).

Free mailboxes of any kind account for 24% of the 5,093 Alabama addresses, and a phone number comes with 93% of them. In October 2026 the walks logged 501 Alabama rows for the first time. That dates their arrival here and says nothing about when anyone behind them was licensed.

Alabama's file tilts to Keller Williams, RE/MAX, eXp Realty and ERA

Keller Williams leads the Alabama file with 1,774 agents. Its 38% share of the Alabama rows under a national brand compares with 19% across our US file.

Below it, the order differs from our US file. RE/MAX is second in Alabama with 17% of branded rows, against third place and 10% in our US file; eXp Realty is third with 14% (ninth and 3% there); ERA is fourth with 6% (eleventh and 2% there).

ERA King Real Estate, on 210 rows, is the largest company in the Alabama file whose name begins with ERA.

Coldwell Banker ranks sixth in Alabama, with 6% of branded rows, though only Keller Williams has more agents in our US file, where Coldwell Banker's share is 15%. Berkshire Hathaway HomeServices (3% here against 8%) and Century 21 (3% here against 8%) also hold less than half their share of our US file.

No Alabama row carries the Compass brand, which is sixth in our US file with 32,769 agents.

Birmingham, Huntsville and Mobile lead the Alabama city files

Birmingham is the office city on 581 rows, the most of any Alabama city, with Huntsville (485) and Mobile (250) behind it. Auburn (224), Tuscaloosa (207) and Montgomery (194) follow.

Keller Williams in Birmingham, with 397 of the city's 581 rows, is the Alabama file's largest company-and-town group; our Keller Williams rows name the brand, not an office, as the company. Nine of the ten groups in the table below are Keller Williams in different towns; the one exception is eXp Realty in Birmingham (104).

Two smaller city files lean on a single brand: 120 of the 146 rows filed under Orange Beach are with RE/MAX, and 53 of the 55 in Mountain Brook with Sotheby's International Realty.

Agents are people. "Business" counts the addresses read on real estate firms' own websites, often an office or team inbox; a city file holds both.

How the Alabama file is checked

Every address in the Alabama file was read on a public web page between Sep 16, 2026 and Oct 8, 2026, and a row is sold only when that page shows the email. 4,607 rows (90%) come from brokerage rosters and 486 are business addresses read on real estate firms' own websites, often an office or team inbox, counted apart from the agents.

Alabama prices: a 2025 record, then $277,750 in August 2026

Alabama REALTORS' report on 2025 counted 71,485 home sales across the state, 3.9% more than in 2024. The median price, $233,969, rose 11% and was the highest ever recorded in Alabama. Sales volume rose 20.3% to $19.37 billion. Active listings averaged 19,744, against 16,786 the year before, and homes spent 69 days on the market on average (Alabama REALTORS, February 2026).

The association's August 2026 report counted 6,680 sales for the month, 10.6% above August 2025, and the median sale price reached $277,750, an 18.8% rise. Listings had risen for seven months in a row: the 22,364 on the market at the end of August were 7.5% above a year earlier, 4.6 months of supply. Homes sold that month had been listed for 68 days on average, and sales from January through August reached 49,558, up 2.7%. There were 714 foreclosures, up 26.8% on August 2025 but below the 850 of August 2019.

By the same report's affordability index, the typical Alabama household began 2026 with about 109% of the income needed to buy the median-priced home. The index dropped to 88 in July, its low point of the year, and rose to 90 in August; the report says rising median prices and higher mortgage rates contributed to the decline.

In Baldwin County, the University of Alabama's Alabama Center for Real Estate counted 661 closed home sales in July 2026, down 2.4% from 677, at a median of $375,000. New homes were 113 of those sales, 17.1%, with a median of $355,268.

Caveat emptor and what an Alabama seller must disclose

The Alabama Association of REALTORS wrote in April 2026 that, Alabama being a caveat emptor (buyer beware) state, a formal inspection is always advisable.

The same article says a seller is only required by Alabama law to make very limited disclosures, and that if the seller's disclosure contains information about latent health and safety defects, the licensee is required by law to disclose those defects to prospective buyers.

Alabama REALTORS' 23 boards and the Greater Alabama MLS

The Alabama Association of REALTORS was chartered in 1922 under the name Alabama Realtors Association. Its own pages, read in October 2026, count over 18,000 members from 23 boards and 1,200 real estate companies.

The Greater Alabama MLS, a subsidiary of the Birmingham Association of REALTORS, was founded in 1958, and the association describes it as the largest multiple listing service in the state (birminghamrealtors.com). An April 2023 announcement by the vendor FOREWARN put its subscribers at more than 6,500 across 12 counties of Central Alabama. The Birmingham association's homepage, read in October 2026, says the association and the MLS provide home sales data for the Central Alabama market, including Jefferson, Shelby, Talladega, Coosa, St. Clair, Blount, Bibb, Chilton, Calhoun, Clay, Cleburne and Randolph counties.

Alabama licenses: 60 hours to start, 24 months to broker

The Alabama Real Estate Commission licenses salespersons, temporary salespersons, brokers, companies and branch offices, according to the state's 2023 sunset review of the commission (Examiners of Public Accounts, August 2023). A new salesperson completes a 60-hour course the commission has approved and passes the exam, then has 12 months from licensure to finish a 30-hour post-license course.

A broker applicant must have held an active salesperson license, in any state, for at least 24 months within the 36 just before the application, and must complete a 60-hour course and the exam. Every company and every branch office works under the direction of a qualifying broker licensed at that address.
