How the California file is checked

Every address in the California file was read on a public web page between Sep 16, 2026 and Oct 8, 2026, and a row is sold only when that page shows the email. 62,319 rows (98%) come from brokerage rosters and 1,378 from agents' or offices' own websites.

Bounce guarantee: email the list within 30 days. For every address that hard-bounces, send us the bounce report and we refund that row's share of what you paid. The rules

Two licenses and a shrinking pool

California issues two licenses. A salesperson works under the supervision of a licensed broker after three college-level courses; a broker needs eight courses and two years of full-time salesperson experience in the last five, or an equivalent.

The Department of Real Estate counted 408,393 licensees in June 2026, 116,784 brokers and 291,609 salespersons, down from 424,188 a year earlier: about 15,800 fewer in twelve months (dre.ca.gov).

Sales Associate is the title on 3,114 California profiles, Licensed Real Estate Salesperson on 671 and Broker Associate on 253.

Since January 1, 2025, every buyer's agent in California must sign a written representation agreement with the buyer no later than the offer, and it can run no longer than three months.

No single California MLS

The California Association of REALTORS began in Los Angeles on May 27, 1905, when about 70 agents founded the California State Realty Federation. It now has nearly 190,000 members.

There is no single statewide MLS. CRMLS serves more than 93,000 professionals through dozens of associations, boards and MLS organizations. MLSListings covers Monterey, San Benito, San Mateo, Santa Clara and Santa Cruz counties. San Diego has been split since 2018, when two of its associations joined CRMLS and the Greater San Diego association moved its members to SDMLS.

The listing services also differ on private listings. In May 2026, The MLS/CLAW in Southern California partnered with Compass and added an MLS Exclusive status, which lets an agent share a listing with MLS members only, for as long as the listing runs.

Low sales, high prices, insurance first

Sales are low and prices high. California has sold fewer than 300,000 existing single-family homes a year for 47 months in a row; August 2026 ran at an annual rate of 269,620, with a median price of $901,420 and 35.2% of sales at $1 million or more. Only 19% of households could afford the median-priced home in the second quarter of 2026, which took an income of $228,400. C.A.R. forecasts 268,100 sales for 2026 and 277,900 for 2027 (car.org).

Insurance is the issue agents name first. In May 2025, 55.3% of the REALTORS C.A.R. surveyed called access to homeowners' insurance their number one concern, more than double the year before. Homes insured through the state's FAIR Plan need a second policy for water damage and liability, though the plan's growth slowed sharply in early 2026: about 16,000 new residential policies in the first quarter, against 35,000 to 50,000 a quarter from 2024 to September 2025.

The January 2025 Los Angeles fires destroyed 6,845 structures in the Palisades and 9,419 in Eaton, the largest urban wildfire disaster in the state's history, and Los Angeles County Assessor data reported by ABC7 found that 44% of the homes sold in the two burn areas went to corporate buyers.

Every California sale closes through escrow, which is its own licensed business: most escrows are run by independent escrow companies or by title insurers.
