The brokerages behind the Florida file

Keller Williams has the most agents on file in Florida (7,426), yet its 16% slice of the state's branded agents is smaller than its 19% nationwide. The mix under it is what sets Florida apart.

LPT Realty accounts for 14% of Florida's branded agents, where its national figure is 3%: 6,541 agents, 52% of every LPT agent we hold in the United States. Its largest group, 639 agents, gives Orlando as its office, and no company-and-town group in the Florida file is bigger.

eXp Realty runs at twice its national share as well (6% against 3%), so together the two hold 20% of the branded Florida agents on file, against 6% nationwide.

Miami, Orlando, Tampa and the Gulf coast

Miami has the most agents on file (2,712), then Orlando (2,016) and Tampa (1,900).

The Gulf coast towns of Sarasota (1,279) and Naples (1,121) each hold more agents on file than Jacksonville (944).

How the Florida file is checked

Every address in the Florida file was read on a public web page between Sep 16, 2026 and Oct 8, 2026, and a row is sold only when that page shows the email. 47,248 rows (98%) come from brokerage rosters and 1,176 are business addresses read on real estate firms' own websites, often an office or team inbox, counted apart from the agents.

Three license ranks, and many part-timers

Florida licenses three ranks. A sales associate works under the direction of a broker; a broker associate is qualified as a broker but works as a sales associate for one; and the broker runs the firm. Florida also presumes every licensee is a transaction broker, not a single agent, unless a different relationship is set in writing.

The profiles in this file use the statute's words: Sales Associate heads 2,814 Florida profiles, Broker Associate another 250.

New sales associates must finish up to 45 hours of post-license education before their first renewal, and a license whose course is not done is void.

Florida Realtors' own member profile (August 2026) describes the typical member as 58 years old, with five transactions in 2025 against nine nationally and a median gross income of $41,500 against $59,100. Only 47% said real estate was their only occupation, so more than half of Florida's REALTORS also do something else (floridarealtors.org).

Florida Realtors, one South Florida MLS, and Stellar

Florida Realtors, which held its first convention in Jacksonville in 1916, is the largest REALTOR organization in the country, with more than 230,000 members in 47 local and regional associations.

South Florida became one market on May 11, 2026, when the MIAMI REALTORS association and RWorld (Broward, Palm Beaches and St. Lucie) merged along with their listing services, MIAMI MLS and BeachesMLS. Martin County joined in July, and the combined association now counts about 94,000 members across Miami-Dade, Broward, Palm Beach, Martin and St. Lucie counties, the world's largest local REALTOR association and the third-largest MLS in the country by its own count.

Stellar MLS, the largest MLS in Florida, covers Central, Northern and Southwest Florida and Puerto Rico. It serves more than 80,000 professionals and says one in two single-family homes in Florida is listed with it. In the northeast, the Jacksonville-based NEFAR is the state's fourth-largest REALTOR association, with more than 11,000 members.

Condos, insurance and fewer newcomers

Condominiums are the weak side. Florida sold 88,793 condos and townhouses in 2025, down 5.9%, and they sat on an 8.8-month supply against 4.6 months for single-family homes. Florida Realtors' chief economist ties the steeper condo declines to the safety rules and reserve requirements introduced from 2022: milestone inspections of older buildings, and structural integrity reserve studies that set how much an association must save for major repairs.

In August 2026 the state recorded 21,497 single-family sales at a median of $415,000 and 7,291 condo and townhouse sales at a median of $298,000, the condos still on a 7.7-month supply.

Insurance has eased. The state-backed insurer Citizens shrank from 1,407,805 policies in September 2023 to 266,231 in August 2026, about 2% of the market, while 20 new insurers entered the state after 2022 (citizensfla.com).

The move-in wave has slowed. Florida's net gain from other states fell to 22,517 people in the year to July 2025, from 310,892 in 2022, ranking it 8th; it still led the country in arrivals from abroad (178,674). International buyers made 5% of Florida's existing-home purchases from August 2024 to July 2025, 45% of them in the Miami-Fort Lauderdale-West Palm Beach metro, and 45% came from Latin America and the Caribbean.

Questions about the Florida file

Answered with this build's Florida numbers and the sources above.

Why does LPT Realty appear so often in the Florida file?
Because so many of its agents are in Florida: 6,541 of them, 52% of every LPT agent in our national file, with the largest group giving Orlando as its office. In Florida it holds 14% of the branded agents on file, against 3% across the US.
What is the difference between a sales associate and a broker associate in Florida?
Florida law defines a sales associate as someone who does a broker's work under the direction, control or management of another person, and a broker associate as someone qualified to be licensed as a broker who works as a sales associate for another. The broker is the top license.
Is the Florida condo market still slower than the house market?
Yes, by Florida Realtors' own figures. Condos and townhouses sat on an 8.8-month supply at the end of 2025 against 4.6 months for single-family homes, and in August 2026 the condo figure was still 7.7 months against 4.3.
Can I buy one Florida city instead of the whole state?
Yes. 146 Florida cities are sold as files of their own, the biggest being Miami at 2,731 email addresses. Each city file has the same columns as the state file and costs less.
