How the Georgia file is checked

Every address in the Georgia file was read on a public web page between Sep 16, 2026 and Oct 8, 2026, and a row is sold only when that page shows the email. 19,558 rows (95%) come from brokerage rosters and 1,067 are business addresses read on real estate firms' own websites, often an office or team inbox, counted apart from the agents.

Georgia license counts and a 2025 rule for brokers

The Georgia Real Estate Commission's count for September 3, 2026 shows 66,493 active salespersons, 19,993 active brokers and 589 active community association managers, with 12,238 active firms (State of the Commission, September 2026). Another 15,613 salespersons and 2,994 brokers held inactive licenses. These figures count license holders, not the agents in our file. The commission reports issuing an average of 293 new licenses a month in fiscal year 2027.

According to the commission's education manual (third edition, 2012), a salesperson candidate must complete a prelicense course of at least 75 hours and a broker candidate one of at least 60 hours, and a new salesperson takes a 25-hour postlicense course in the first year of licensure. Since July 1, 2025, every broker must complete at least 18 hours of broker topics within the 36 hours of continuing education already required.

Atlanta REALTORS since 1910, FMLS since 1957

Georgia REALTORS was chartered by the National Association of REALTORS in 1920. It describes itself as made up of about 48,000 licensed brokers and salespersons and says it oversees 50 local boards and councils. The Atlanta REALTORS Association, founded in 1910, says it has more than 12,000 members and is the largest real estate association in Georgia.

FMLS, the First Multiple Listing Service, was started by a group of brokers in 1957. It calls itself the largest MLS in Georgia and says it serves over 57,000 real estate professionals across the Southeast. On August 13, 2026 it launched a two-way data share with MARIS, the MLS based in St. Louis. Georgia MLS, in business since 1962, says it serves the North Georgia mountains, central Georgia and the whole coast.

A $360,000 median and more homes for sale

For 2025, Georgia REALTORS put the statewide median at $360,000, unchanged on the year, in figures compiled from 14 MLSs. There were 123,440 closed sales, 1.1% fewer than in 2024, while new listings rose 7.8% to 211,349 and homes for sale climbed 13.1% to 40,189. Supply stood at 3.9 months, and days on market rose 21.7% to 56 (Georgia REALTORS, 2025). Brianne Drake, the association's 2026 president, said in February 2026 that the market was moving toward balance between buyers and sellers and away from a red-hot seller's market.

From January through June 2026 the association counted 64,631 sales, 0.8% fewer than a year before, at a year-to-date median of $360,000, up 0.3%. New listings rose 1.1% to 120,298. Inventory reached 53,118 homes in June, with 4.9 months of supply; over the six months, days on market averaged 60.

In the Atlanta metro area, Georgia MLS recorded 5,115 residential sales in September 2026, down 11.98% from September 2025. The median was $387,000, 0.17% below a year earlier, and active listings rose 4.78% to 28,259, or 4.94 months of inventory (Georgia MLS).

The Census Bureau counted permits for 22,065 single-family homes in the Atlanta-Sandy Springs-Roswell metro in 2025, and for 3,226 in the Savannah metro.

Questions about the Georgia file

Answered with this build's Georgia numbers and the sources above.

Who closes a home sale in Georgia?

How many active brokers and salespersons does Georgia have?
86,486, adding together the active brokers and the active salespersons in the Georgia Real Estate Commission's count of September 3, 2026. Our own Georgia file counts 19,558 agents; its other 1,067 rows are business addresses.
