How the Illinois file is checked

Every address in the Illinois file was read on a public web page between Sep 16, 2026 and Oct 8, 2026, and a row is sold only when that page shows the email. 15,311 rows (96%) come from brokerage rosters and 603 are business addresses read on real estate firms' own websites, often an office or team inbox, counted apart from the agents.

On September 1, 2026, the Illinois Department of Financial and Professional Regulation (IDFPR) counted 49,812 active licensed brokers, 13,763 managing brokers and 3,044 residential leasing agents, plus 202 residential leasing agent permits (IDFPR active license report).

The same report counts 2,817 licensed broker corporations, 2,461 limited liability firms and 1,165 branch offices.

The Chicago Association of REALTORS and the MRED vote

On its website in October 2026, the Chicago Association of REALTORS calls itself the "Voice for Real Estate" in Chicago since 1883 and says it represents more than 16,000 members from all real estate specialties.

On March 18, 2026, Real Estate News reported that Midwest Real Estate Data (MRED) had voted that week to make it voluntary for its subscribers to belong to the National Association of REALTORS and to their state and local associations, and that the decision still needed to be finalized by MRED's board, which was to consider it on March 19.

Illinois sales and prices in 2025, from Chicago to Springfield

In its 2025 annual report, current as of January 7, 2026 and built from the data of the state's multiple listing services, Illinois REALTORS counted 136,650 closed sales, up 4.2%, at a $300,000 median price, up 3.4%. It put 2025 inventory at 18,421 properties (down 8.2%), months' supply at 1.6 and days on market at 30 (Illinois REALTORS 2025 report).

The nine-county Chicago metro area accounted for 89,091 of those sales, at a $366,000 median, and the City of Chicago for 22,093, at $375,000, up 5.6%. The Rockford, Peoria and Springfield metro areas had lower medians than the state as a whole: Rockford's rose 10.3% to $215,000, with 0.9 months of supply; Peoria's was $170,900; and Springfield's was $200,000, with 20 days on market.

Illinois 142,000 homes short, by a June 2025 study

A June 24, 2025 study by the Illinois Economic Policy Institute (ILEPI) and the University of Illinois's Project for Middle Class Renewal found the state 142,000 homes short. It said Illinois needs 227,000 units over five years, or 45,000 new homes a year, double pre-pandemic levels (University of Illinois study).

By the study's figures, active listings in 2024 were 64% below 2019, building permits for new homes have averaged 19,000 a year since 2020, and the vacancy rate of owner-occupied units fell to a historic low of 0.6% in 2023. It also put the investor-owned share of the Chicago-area housing market at 14% in 2023, up from 8% in 2010, and estimated that Illinois homeowners pay the eighth-highest property tax bills in the country, about $5,600 a year on average.

Multi-Board contract 8.0 and Illinois transfer taxes

The Multi-Board Residential Real Estate Contract 8.0 was approved in February 2025 by organizations that include the Chicago Association of REALTORS, the Chicago Bar Association, the DuPage County Bar Association and the Heartland REALTOR Organization. Its paragraph 19 cautions the parties that the property may sit in a municipality that has adopted a pre-closing inspection or disclosure requirement, a municipal transfer tax or other similar ordinances.

As of October 2026, the Illinois Department of Revenue says counties may impose a tax of 25 cents per $500 of value on real estate transactions, and home-rule municipalities may impose an additional transfer tax. It also says Form PTAX-203, the Illinois Real Estate Transfer Declaration, is completed by the buyer and seller and filed at the county where the property is located.

Questions about the Illinois file

Answered with this build's Illinois numbers and the sources above.

How long is attorney review on the Illinois Multi-Board contract?
Five business days after the date of acceptance, under the 2025 Multi-Board Residential Real Estate Contract 8.0: in that time each party's attorney may, by notice, approve the contract, disapprove it (though not solely over the purchase price) or propose changes.
How many agents subscribe to MRED, an MLS serving Illinois?
About 50,000 across Illinois, Iowa, Wisconsin and Indiana, according to a March 18, 2026 Real Estate News report that called Midwest Real Estate Data (MRED) the eighth-largest MLS in the nation.
How many Illinois brokers hold an active license, and how many are in this file?
63,575, the sum of IDFPR's counts of active licensed brokers and managing brokers on September 1, 2026; that is a count of licensees, not of this file. The Illinois file is a different count: 15,311 agents plus 603 business addresses, each email taken from a page where a brokerage roster or a firm's own site posts it.
Can I buy the Chicago agents without the rest of Illinois?
Yes. The Chicago file holds only the rows whose office city is Chicago and can be bought apart from the statewide file; each other Illinois city file can be bought alone too.
