Baltimore, Annapolis and Upper Marlboro: the three biggest Maryland city files

Baltimore has the biggest Maryland city file, 699 addresses, followed by Annapolis with 625 and Upper Marlboro with 496. In all, 28 Maryland places have a file of their own.

In some of those towns one brand accounts for most of the file: Upper Marlboro, where Keller Williams is the company on 378 of the 496 rows; Millersville, where Keller Williams is the company on 279 of the 316 rows; and Chevy Chase, where Compass is the company on 268 of the 271 rows.

Keller Williams fills six lines of the table below, the first being Upper Marlboro with 378. Each Keller Williams line counts the rows in one town whose company reads only "Keller Williams", so it can take in more than one office; the Compass and Berkshire Hathaway HomeServices lines are built the same way. Among lines with a full company name, the largest is Coldwell Banker Realty in Annapolis, with 223 rows. RE/MAX's 1,010 Maryland rows are not in the table.

How the Maryland file is checked

Every address in the Maryland file was read on a public web page between Sep 16, 2026 and Oct 8, 2026, and a row is sold only when that page shows the email. 7,481 rows (95%) come from brokerage rosters and 392 are business addresses read on real estate firms' own websites, often an office or team inbox, counted apart from the agents.

Salesperson, associate broker, broker: the Maryland license ladder

Maryland licenses real estate salespersons, associate brokers and brokers, according to the state's OneStop license pages and Business Occupations § 17-101, read in October 2026. A salesperson needs a basic course approved by the Maryland Real Estate Commission that does not require more than 60 clock hours, a 3 clock hour ethics course approved by the Commission, and a commitment from a licensed broker that the applicant will become affiliated with that broker. An associate broker meets the requirements for a broker license and may provide brokerage services on behalf of a licensed broker with whom they are affiliated. A broker needs a Commission-approved broker course that includes a 3 hour ethics course, and must have been a licensed salesperson who actively provided brokerage services for at least 3 years.

The minutes of the commission's July 15, 2026 meeting count active licenses by type: 36,757 salesperson, 2,956 associate broker and 3,838 broker licenses, plus 980 reciprocal salesperson and 291 reciprocal associate broker licenses. Total active licenses were down 2.3% year over year (MREC minutes).

Our Maryland file counts something else: the 7,481 agents and 392 business addresses whose emails we found published on pages our walks read, each row last confirmed at its source no earlier than Sep 16, 2026 and no later than Oct 8, 2026. Some of the profiles behind those rows print a job title, which is not a license record: 420 read Sales Associate and 291 read Licensed Real Estate Salesperson.

Greater Baltimore's 1858 board and the Bright MLS figures

On its about page, read in October 2026, the Greater Baltimore Board of REALTORS says it was established in 1858 as the nation's first real estate association and later took part as a founding member of both the National Association of REALTORS and Maryland REALTORS. The same page puts its membership at 5,000, including agents, brokers and affiliates (gbbr.org).

Maryland REALTORS' housing reports state that their data comes from Bright MLS. In June 2025 Real Estate News reported that T3 Sixty's 2025 rankings placed Bright first among US MLSs, with 101,000 members.

Montgomery's $630,000 median, Baltimore City's $240,000: Maryland sales in 2025

Maryland REALTORS' 2025 year-end report, current as of January 7, 2026, counts 67,246 home sales statewide, 3.1% below the 69,391 of 2024. Its statewide median, $431,000, was 2.6% higher than in 2024, and its average, $513,651, 3.7% higher.

By jurisdiction, the same report puts Montgomery County at 9,682 sales and a $630,000 median, and Howard County's median at $619,995. Baltimore City recorded 7,526 sales at a $240,000 median, Baltimore County 8,360 at $365,000 and Anne Arundel 7,341 at $498,000. In Prince George's County, sales dropped 11.6% from 2024, to 7,936, and the median was $450,000.

Baltimore and Washington metros in the August 2026 numbers

The August 2026 report from Maryland REALTORS shows 5,582 sales statewide, against 6,103 a year earlier (down 8.5%). The month's median price, $445,000, was up 2.3%, and the average, $530,442, up 2.5%.

Bright MLS's August 2026 report, in the copy syndicated on September 10, 2026, gives separate figures for the Baltimore and Washington DC metro areas. The Baltimore metro median was $425,000 and the Washington DC metro median $640,000, each 2.4% higher than a year before. New pending sales were down 4.9% in the Baltimore metro and 11.5% in the Washington metro, and active listings at the end of the month were up 14.7% and 11.3% respectively.

Bright's 2026 forecast, as ARLnow reported on December 4, 2025, had the DC-region median slipping 1% to $616,700 and sales there climbing 9.6%, to 55,650; for Baltimore it put the median 2.5% higher, at $412,100. ARLnow quoted the forecast as saying that "ongoing uncertainty around the federal government suggests weaker demand in the Washington D.C. metro."

Questions about the Maryland file

Who pays Maryland's state transfer tax when the buyer is a first-time Maryland home buyer?
The seller: Tax-Property § 13-203, read in October 2026, sets the state transfer tax at 0.5% of the consideration, or 0.25% for a sale of improved residential real property to a first-time Maryland home buyer who will occupy it as a principal residence, a tax it says "shall be paid entirely by the seller."
What right does a Maryland buyer have when no disclosure statement arrived before the contract was signed?
A right to rescind: Real Property § 10-702, read in October 2026, gives a purchaser who does not receive the residential property condition disclosure or disclaimer statement on or before entering into the contract of sale the unconditional right, upon written notice to the vendor or the vendor's agent, to rescind the contract at any time before receipt or within 5 days following receipt.
When must a Maryland agent disclose in writing whom they represent?
Not later than the first scheduled face-to-face contact with the seller or lessor or the buyer or lessee, under Business Occupations § 17-530, read in October 2026, which requires that written disclosure from a licensee who participates in a residential real estate transaction as a seller's agent, buyer's agent or subagent.
Do Maryland agents mostly write from Gmail or from business domains?
Business domains. Free mailboxes, Gmail included, make up 17% of the Maryland rows, and the other 83% write from business domains.
Is Baltimore sold as a separate file from the rest of Maryland?
