Gmail and company domains in the Oregon file

No single domain in the Oregon file beats Gmail, found on 947 rows, and free mail services of every kind account for 28% of the rows. Company domains still outweigh Gmail when taken together: remax.net (550), kw.com (470), exprealty.com (205), cascadehasson.com (179) and bhhsnw.com (159) add up to 1,563 addresses.

By brand, 550 of the 565 RE/MAX agents in the Oregon file write from remax.net, and most Sotheby's International Realty agents here (177) from cascadehasson.com. Gmail is the most common domain among HomeSmart agents (191 of them) and Real Brokerage agents (177).

Phone numbers are on 95% of the Oregon rows as well. 505 of these Oregon rows date only from October 2026, when our walks first came across them: new to the file, with no bearing on licensing dates or moves between brokerages.

Keller Williams first, RE/MAX and Sotheby's above their shares of our US file

Keller Williams leads the Oregon file with 644 agents, 18% of branded rows, close to its 19% share of our US file.

RE/MAX and Real Brokerage come next, and each runs above one and a half times its share of our US file: RE/MAX has 16% of branded Oregon rows (10% in our US file), Real Brokerage 11% (7%).

eXp Realty, Sotheby's International Realty and ERA each hold at least twice their share of our US file. In Oregon they have 7%, 6% and 5% of branded rows, against 3%, 2% and 2% of our US file.

ERA has 175 Oregon rows, and Knipe Realty ERA Powered is the brokerage named on 131 rows in the file.

Coldwell Banker and Century 21 run well under their shares of our US file: Coldwell Banker at 10% of branded Oregon rows against 15%, and Century 21 at 5% against 8%.

Portland, Bend and Salem lead the Oregon city files

Portland (677), Bend (361) and Salem (318) have the three largest Oregon city files, with Eugene (297) next.

With 218 rows, Keller Williams in Portland is the largest company-and-town grouping in the Oregon file. For Keller Williams our rows record just the brand as the company, so the group is not a single office: it counts Keller Williams agents across Portland. Keller Williams also accounts for three more lines of the table below: Eugene (83), Hillsboro (72) and Medford (65).

The HomeSmart group in Salem, 131 rows, is the second biggest.

Sotheby's International Realty agents are concentrated in two places: Lake Oswego (68) and Bend (66) hold more than half of the brand's 218 Oregon rows.

Agents are people. "Business" counts the addresses read on real estate firms' own websites, often an office or team inbox; a city file holds both.

How the Oregon file is checked

Every address in the Oregon file was read on a public web page between Sep 16, 2026 and Oct 8, 2026, and a row is sold only when that page shows the email. 3,547 rows (88%) come from brokerage rosters and 496 are business addresses read on real estate firms' own websites, often an office or team inbox, counted apart from the agents.

Brokers, principal brokers and an Oregon licensee count down since 2022

Oregon issues no salesperson license. The Oregon Real Estate Agency's license pages, read in October 2026, say a broker needs 150 hours of pre-license education from an Agency-approved school and works while associated with and supervised by a managing principal broker; a principal broker needs three years of active license experience and a 40-hour Brokerage Administration and Sales Supervision (BASS) course.

Brokerage rosters keep their own vocabulary: 174 Oregon profiles in our file carry the title Sales Associate, more than carry Real Estate Broker (40), Broker (12) and Principal Broker (7) together.

In its 2027-2029 budget request, a PDF created on July 31, 2026, the Agency writes that total licensee counts have been descending steadily, month over month, since the peak in the summer of 2022, and that renewal trends show people who got their license during the pandemic housing rush are the most likely to exit the real estate business (Oregon Real Estate Agency).

RMLS, Oregon REALTORS and Oregon's two sets of transaction forms

RMLS was created by representatives of four Boards of REALTORS in the Portland metro area, and its first listings went live in May 1991. Its history page, read in October 2026, says it is the primary provider of multiple listing services in 21 of Oregon's 36 counties, plus Clark, Cowlitz, Klickitat, Pacific and Skamania counties in Washington, and that its system is available to approximately 14,000 subscribers. Multnomah, Washington, Clackamas and Lane are on its county list; Deschutes and Marion are not.

Oregon REALTORS says, on a page read in October 2026, that it has advanced the real estate profession in Oregon since 1932 and today represents 16,000+ members: residential and commercial brokers, managing principal brokers, property managers and industry partners.

In a February 2023 article, Alexander M. Naito, PMAR's general counsel, wrote that for 20+ years the residential real estate industry had relied primarily on one set of forms, from Oregon Real Estate Forms, LLC (OREF), that Oregon REALTORS had made a new set available beginning early 2023, and that the new forms differ from the standard OREF forms "in many respects". OREF's online library, last modified in September 2026, lists residential forms from OREF 000 to OREF 116.

Oregon's agency pamphlet, buyer agreements and a Washington County transfer tax

The Agency's Initial Agency Disclosure Pamphlet, in its PDF of December 2025, says Oregon Administrative Rule 863-015-0215 requires brokers and principal brokers to provide it at first contact. It describes three relationships: seller's agent, buyer's agent, and disclosed limited agent, who represents both the buyer and the seller, or several buyers who want the same property, only with the written permission of all clients.

Effective January 1, 2025, a broker or principal broker representing a buyer in a residential transaction of land or one to four units must enter into a written representation agreement with the buyer, and its duration, including any automatic renewals, may not exceed 24 months.

Washington County says transfer tax is charged on each transfer of real property in the county, at one dollar per thousand dollars of the selling price; a HomeLight guide from April 2025 gives the same rate.

Portland sales in September 2026 and fewer new listings statewide

RMLS's Market Action report for Portland Metro counts 1,752 closed sales in September 2026, 4.0% fewer than a year before; the median sale price, $545,000, was unchanged from September 2025, total market time rose to 68 days and inventory to 4.2 months. Over the first nine months of 2026 there were 16,973 closings, up 2.3% year over year, and the median sale price, $549,000, was 0.2% below the same period's $550,000 in 2025 (RMLS Market Action).

Citing year-over-year MLS data, the Agency's budget request reports new listings down 9.4% statewide from 2025 to 2026, with Lane County down 12%, Deschutes County flat and Marion County up 8.2%, while statewide transactions were nearly identical year over year. The Agency writes that a meaningful market recovery is unlikely until affordability barriers ease, which it sees as more plausible in 2029-31.

Questions about the Oregon file

Answered with this build's Oregon numbers and the sources above.

What license does an Oregon real estate agent hold?
A broker or a principal broker license. Under changes effective January 1, 2026, a managing principal broker is a principal broker who has registered a business name with the Oregon Real Estate Agency or assumed responsibility for one, and a new license category lets people sell timeshares without obtaining a broker license.
Who runs the closing on an Oregon home sale?
The listing principal broker. As read in October 2026, OAR 863-015-0150 says a principal broker must promptly close any real estate transaction in which the broker is the listing broker, unless all parties agree in writing to delegate the closing to an escrow agent licensed in Oregon, an attorney, or another real estate broker engaged in the transaction. Escrow agents are licensed by the Oregon Real Estate Agency, and title insurance companies by the Division of Financial Regulation.
How many real estate licensees does Oregon have, and how many agents are in this file?
23,261 individual licensees in 2026, counting every license type, plus 5,836 companies, according to the Oregon Real Estate Agency's 2027-2029 budget request, a PDF created on July 31, 2026. This file is a different count: 3,547 Oregon agents and 496 business addresses in the Oct 8, 2026 build, every one an email made public on a brokerage roster or on the site of a real estate firm.
Can I buy the Bend agents without the rest of Oregon?
Yes. The Bend agents are sold as a separate city file, apart from the statewide Oregon list, and the same goes for each of the other 13 Oregon cities in the city table.
