Gmail for some Utah brands, work addresses for others

Gmail is the most common domain in the Utah file, on 1,816 rows (33%), and with the other free services counted 38% of rows use a free mailbox. Of the company domains, kw.com (648), cbrealty.com (497) and bhhsutah.com (330) appear most often.

The mix splits along brand lines. Most RE/MAX agents in the Utah file write from remax.net (96%), most eXp Realty agents from exprealty.com (91%) and most Fathom Realty agents from fathomrealty.com (89%). Real Brokerage, ERA and Century 21 agents mostly use Gmail instead (566, 368 and 348), and together they account for 71% of the Utah file's Gmail rows.

Phone numbers come with 94% of the Utah rows. 293 rows are new to our Utah file in October 2026, the month our walks first found them; that says nothing about when anyone was licensed.

Real Brokerage, the largest brand in the Utah file

Real Brokerage has more agents in the Utah file than any other brand: 901 of the 5,456 rows. Its share of the branded Utah agents, 17.6%, is more than twice its 6.9% share of our US file.

Second in Utah is Keller Williams, with 835 agents and 16.3% of the branded rows here, though at 18.7% it is the top brand of our US file.

Among brands with at least 100 agents here, ERA and Fathom Realty sit furthest above their shares of our US file. ERA holds 11.1% of branded Utah agents against 2.4% across our US file, more than four times as much, and 5% of all the ERA agents in our US file are Utah rows. Fathom Realty holds 4.8% against 1.5%, more than three times as much.

RE/MAX goes the other way, at 6.4% here against 9.6% in our US file, and HomeSmart, which holds 5.3% of our US file's branded rows, has just 10 in the Utah file.

St. George first, Salt Lake City fourth

Cities in this file are office addresses, and by that measure St. George has the largest Utah city file (481 addresses), followed by Park City (420), Cottonwood Heights (405) and Salt Lake City (389).

Two company-and-town groups make up 96% of the Cottonwood Heights file: CENTURY 21 Everest there (243 rows), the largest such group in the Utah file, and Keller Williams in the town (145).

The second-largest company-and-town group is in Park City: Berkshire Hathaway HomeServices, with 232 rows in the town.

Two company names each appear on hundreds of Utah rows: ERA Brokers Consolidated on 503, including 134 in Lehi, 121 in Ogden, 116 in St. George and 79 in Sandy, and CENTURY 21 Everest on 350.

Real Brokerage, the largest brand here, is not among the ten largest company-and-town groups. Its largest town group is 85 rows, in Salt Lake City.

Agents are people. "Business" counts the addresses read on real estate firms' own websites, often an office or team inbox; a city file holds both.

How the Utah file is checked

Every address in the Utah file was read on a public web page between Sep 16, 2026 and Oct 8, 2026, and a row is sold only when that page shows the email. 5,174 rows (95%) come from brokerage rosters and 282 are business addresses read on real estate firms' own websites, often an office or team inbox, counted apart from the agents.

Utah REALTORS since 1920, and the state license count

The Utah Association of REALTORS dates to April 24, 1920, when 50 real estate dealers from around the state met at the Commercial Club in Salt Lake City and formed the Utah State Realty Association. Its website, read in October 2026, gives about 19,000 members and nine local boards and associations.

The Division of Real Estate's monthly report for July 2024 counted 18,493 sales agents, 2,456 principal brokers, 1,760 associate brokers and 157 branch brokers, along with 4,160 inactive individuals and 2,448 real estate companies (Division of Real Estate monthly report).

On the profiles, Sales Associate is the most common title (413 rows). The license names Associate Broker and Principal Broker show on 17 and 4 rows.

Four MLSs and a new purchase contract for 2027

The association's July 2026 county report, the source of the statewide figures below, is based on data provided by four MLSs: UtahRealEstate.com, Iron County MLS, Washington County MLS and Park City MLS. The University of Utah's Kem C. Gardner Policy Institute names UtahRealEstate.com as the source of its sales tables.

Rule R162-2f-401f of the Utah Administrative Code (text checked October 2026) lists standard forms that "are approved by the commission and the Office of the Attorney General for use by licensees." Utah broker Kris Bowen wrote on August 21, 2026 that a new Real Estate Purchase Contract had been approved two days earlier.

A record median in Salt Lake County

Closed sales statewide came to 3,937 in July 2026, down 1.9% on July 2025, while the median price was up 1.1% at $525,000. Through July, sales were up 2.8% to 25,747 and the median up 2.3% to $519,900 (Utah Association of REALTORS).

The Salt Lake Board of REALTORS, at work since 1917, reported a Salt Lake County single-family median of $645,000 for the second quarter of 2026, the highest quarterly median on record and 4.88% above a year before. Sales in the county rose 4.62% to 2,334.

The Gardner Institute puts the single-family median at $559,900 in the first quarter of 2026 and ranks Utah the 10th most expensive market in the country for single-family homes. In that quarter Summit County's median was $2.2 million and Wasatch County's $1.2 million. Statewide sales grew 3.3% in 2025 to 39,628 homes, 71% of them single-family. Average days on market went from 38 in 2024 to 43 in the first quarter of 2026 (Gardner Policy Institute).

Income, down payments and 280,000 more homes

In the Gardner report, the estimated annual income needed to buy the median-priced Utah home rose from $58,312 in 2016 to $146,778 in 2026, and about 91% of Utah renters could not afford a median-priced home in the first quarter of 2026. By 2024 the typical down payment had risen to roughly 21.1% of appraised value, about $119,000.

The same report gives Utah's homeownership rate in 2025 as 68.3% of households and the national rate as 65.3%. It puts average equity in Utah homes with a mortgage at about $304,570 in the first quarter of 2026, a historic high.

Utah permitted 26,053 residential units in 2025, an increase of 4,087 on 2024 that brings the total back to pre-pandemic levels; 9,983 were single-family. Salt Lake County (7,523) and Utah County (6,733) led. The report cites projections of more than 4 million Utah residents in 2035, requiring another 280,000 housing units.

Questions about the Utah file

Answered with this build's Utah numbers and the sources above.

When does Utah's new purchase contract become mandatory?
On January 1, 2027, for new residential offers, according to an article Utah broker Kris Bowen published on August 21, 2026. He writes that the new Real Estate Purchase Contract gives the appraisal and the financing two separate deadlines.
How does the Utah file compare with the state license count?
On Oct 8, 2026, our Utah file counted 5,174 agents, along with 282 business addresses, and each of its emails was found on a brokerage page or a business website. The Division of Real Estate's July 2024 report counted 22,866 licensed sales agents, principal brokers, associate brokers and branch brokers. The two counts measure different things on different dates.
Which brokerage brands are biggest in the Utah file?
Real Brokerage, Keller Williams, Coldwell Banker, Berkshire Hathaway HomeServices, ERA and Century 21, in that order, each have more than 500 Utah agents on file. Together these six brands hold 81% of the Utah agents with a brand.
Can I buy a single Utah city instead of the whole state?
Yes. Each of the 18 Utah city files is sold apart from the statewide file, down to Farmington with 54 rows. The city files add up to 4,107 of the 5,456 Utah rows; 1,349 more belong to no city file.
