How the Pennsylvania file is checked

Every address in the Pennsylvania file was read on a public web page between Sep 16, 2026 and Oct 23, 2026, and a row is sold only when that page shows the email. 17,082 rows (96%) come from brokerage rosters and 700 are business addresses read on real estate firms' own websites, often an office or team inbox, counted apart from the agents.

Pennsylvania's REALTOR associations, Bright MLS and West Penn

The Pennsylvania Association of REALTORS, which marked its 100th anniversary in 2020, said in September 2026 that it serves more than 38,000 members. The Greater Philadelphia Association of REALTORS was founded in 1908 as the Philadelphia Real Estate Brokers Association.

Tri-County Suburban REALTORS, a Pennsylvania association, says on its Bright MLS page that the MLS serves Delaware, Maryland, New Jersey, Pennsylvania, Virginia, Washington, D.C. and West Virginia, and lists the Pennsylvania counties in its area, among them Philadelphia, Bucks, Chester, Delaware, Montgomery, Lancaster and York.

West Penn Multi-List's rules, effective June 29, 2026, define its coverage area as 16 named counties, among them Allegheny, Westmoreland, Butler, Washington, Beaver and Erie, plus any other area its Board of Directors designates. Under the same rules a subscriber may use any form West Penn publishes or the corresponding Pennsylvania Association of REALTORS form where approved, and West Penn no longer provides a seller disclosure form; that form is available from the state association.

Salesperson, associate broker, broker: Pennsylvania's licenses

As of October 2026, the State Real Estate Commission asks a salesperson for 75 hours of basic real estate courses and an employing broker, with no experience required, and a broker for 240 hours of instruction and at least three years as a licensed salesperson. An associate broker is a broker employed by another broker (pa.gov).

The commission also regulates cemetery brokers and salespersons, campground membership salespersons, time-share salespersons, builder-owner salespersons and rental listing referral agents. In January 2025 the fiscal chief of the Department of State's Bureau of Finance and Procurement told the commission it has 19 license classes, with most licenses in the salesperson class.

Licenses renew in May of even-numbered years, and a salesperson renewing needs 14 hours of commission-approved continuing education from the preceding two-year license period. On March 23, 2026 the commission voted unanimously to make a two-hour course on licensee protection of consumer property and confidential financial interest and information a mandatory topic for the 2026 to 2028 cycle.

In our Pennsylvania rows, the title Licensed Real Estate Salesperson sits on 1,665 profiles and Sales Associate on 1,716.

Pennsylvania's 2026 home prices and its New Jersey movers

The statewide median reached $340,000 in June 2026, which the association called another high. In August it was $330,000, unchanged from July and up 4.7% on a year earlier. August sales, at 11,451, were down nearly 6% from 12,168 in August 2025, and listings, at 45,828, were about 2% below a year earlier (Pennsylvania Association of REALTORS).

By the Census Bureau's 2024 estimates, New Jersey sent Pennsylvania more movers than any other state, 38,467 in a year, and 25,902 people moved from Pennsylvania to New Jersey. Another 29,274 came from New York, and 33,530 people moved from Pennsylvania to Florida.

Pennsylvania's Consumer Notice and transfer tax

As of October 2026, the commission's rules require licensees to give the consumer the Consumer Notice at their initial interview (49 Pa. Code § 35.336).

As of October 2026, the Department of Revenue says the state realty transfer tax is imposed at a rate of 1 percent on the value of real estate transferred by deed, instrument, long-term lease or other writing, that county recorders of deeds collect it, often along with an additional local realty transfer tax, and that grantor and grantee are jointly and severally liable for it.

In Philadelphia the city's portion of the tax rose from 3.278% to 3.578% on July 1, 2025, for a total of 4.578% with the state's 1%, and the city said the increase would fund affordable housing programs, including its $2 billion H.O.M.E. (Housing Opportunities Made Easy) Plan (phila.gov).
