Gmail first, remax.net second in Colorado

Gmail leads the Colorado inboxes: 2,676 rows use gmail.com, against 2,053 on remax.net, 1,246 on kw.com and 1,174 on compass.com. More than half of those Gmail rows are HomeSmart agents: 1,481 of the 2,496 in the file write from gmail.com, and after gmail.com they most often use yahoo.com, comcast.net, msn.com and hotmail.com.

Nearly all RE/MAX and Compass agents here write from one domain each: remax.net covers 2,051 RE/MAX rows out of 2,085, and compass.com 1,171 Compass rows out of 1,172.

96% of the Colorado rows carry a phone number next to the email. Our walks first found 869 of these Colorado rows in October 2026. That date marks when each row reached our file; it says nothing about when the agent was licensed.

HomeSmart and RE/MAX lead Colorado's brands on file

No brand has more agents in the Colorado file than HomeSmart: 2,496 of the 12,366, or 22% of the branded ones, more than four times its 5% share of our US file. Colorado accounts for 10% of HomeSmart's rows in our US file.

Second comes RE/MAX, with 2,085 agents, or 18% of branded Colorado rows next to 10% in our US file.

In its Market Trends report on August 2026, the Denver Metro Association of REALTORS wrote that RE/MAX, headquartered in Denver since the 1970s, has officially been acquired by The Real Brokerage, moving the headquarters of one of Denver's publicly traded companies to Miami, and that the combined company is now known as Real REMAX Group (DMAR Market Trends).

Our file counts RE/MAX and Real Brokerage as two separate brands: 2,085 Colorado agents under RE/MAX and 684 under Real Brokerage.

Keller Williams, the biggest brand in our US file, ranks third in our Colorado file at 13% of branded rows, under its 19% share of our US file. Berkshire Hathaway HomeServices (4% against 8%) and Century 21 (2% against 8%) also run below their shares of our US file.

In the mountains, Aspen (250), Steamboat Springs (130), Frisco (88), Vail (86) and Breckenridge (66) each have a city file of their own.

Associate, independent, employing: the Colorado broker levels

Colorado licenses brokers only, at three levels set by the Colorado Real Estate Commission's rules as read in October 2026. An associate broker needs 168 hours of classes, among them courses on Colorado real estate contracts and on closings, and no experience; an independent broker must first hold an associate broker license on active status for at least two years; an employing broker needs at least two years of active practice within the five years before applying.

In our Colorado rows, 196 profiles carry the exact title Sales Associate, 98 Broker Associate and 65 Associate Broker.

Since August 12, 2026, under HB26-1426, a Colorado broker must establish either a transaction-broker or a single-agency relationship through a written agreement with the party or parties the broker represents, and that agreement must specify and conspicuously disclose the amount or rate of any compensation to be paid to the broker.

Rule 7.1.A of the commission's rules, as read in October 2026, says a broker must use a Commission-approved form when such a form exists and is appropriate for the transaction.

DMAR, REcolorado and the Colorado Association of REALTORS

As of October 2026, the Colorado Association of REALTORS says it is the state's largest professional, voluntary, non-profit real estate trade association and that its members also belong to 28 local associations statewide.

The Denver Metro Association of REALTORS describes itself as the largest local REALTOR association in Colorado, with more than 6,000 REALTOR and Industry Partner members across the Denver metro area as of October 2026. It was founded on August 18, 2011, when the Denver Board of REALTORS, the Jefferson County Association of REALTORS and the North Metro Denver REALTOR Association voted to merge; the Douglas Elbert REALTOR Association became part of it in September 2016.

REcolorado says it is the largest MLS in Colorado, serving more than 26,000 real estate professionals as of October 2026. Its previous co-owners, DMAR and the South Metro Denver REALTOR Association, agreed to sell their shares to MAZL, LLC, a private company formed to acquire it, and the sale was finalized on September 27, 2024.

Colorado's August 2026 market: fewer closings, a steady statewide median

In August 2026 closed sales in Colorado dropped 11.3% while the statewide median sale price held at $550,000, the Colorado Association of REALTORS reported. Homes took an average of 65 days to sell, up 8.3% from a year earlier. Active inventory fell 6.2% to 34,488 properties and months' supply from 5.1 to 4.8, while new listings rose 2.4% year over year.

A Colorado Springs-area REALTOR quoted in the same report said that across the Pikes Peak region sales have fallen 7.1%, while the median sales price is down 1.1%.

For the Denver metro area, DMAR counted 13,080 active listings when August 2026 closed, 0.16% more than a year before. Closed sales fell 17.35% from August 2025, and the median close price of $594,495 was essentially unchanged from a year ago. Median days in the MLS came to 27, against 30 the August before. Detached inventory was down 4.21% year over year and attached inventory up 9.94%, and closings for the year to date ran 3.49% behind 2025.

Questions about the Colorado file

Answered with this build's Colorado numbers and the sources above.

Who is responsible for closing a Colorado sale that involves a broker?
The broker: Rule 6.19.A of the Colorado Real Estate Commission's rules, as read in October 2026, says the broker who has established a brokerage relationship with one or more consumers in the transaction is responsible for its proper closing and must ensure such a consumer receives an accurate, complete and detailed closing statement that the broker signs.
Is the sale price reported when a Colorado deed is recorded?
Yes, for deeds subject to the documentary fee: the general information on the TD-1000 form, as read in October 2026, says such a deed submitted to the county clerk and recorder must be accompanied by a Real Property Transfer Declaration, which asks for the total sale price, including all real and personal property.
Which MLS serves members of the Denver Metro Association of REALTORS?
REcolorado says it does: its about page, as read in October 2026, names members of the Denver Metro Association of REALTORS, the South Metro Denver REALTOR Association, the Mountain Metro Association of REALTORS and REALTORS of Central Colorado among the real estate professionals it serves.
Can I buy the Denver agents without the rest of Colorado?
Yes. Denver is the largest of the 41 Colorado city files, each sold separately, at 2,010 agents. Taken together, those files cover 10,416 of the 12,366 Colorado agents, and 1,950 sit outside any city file.
