How the Indiana file is checked

Every address in the Indiana file was read on a public web page between Sep 16, 2026 and Oct 8, 2026, and a row is sold only when that page shows the email. 5,104 rows (88%) come from brokerage rosters and 670 are business addresses read on real estate firms' own websites, often an office or team inbox, counted apart from the agents.

Indiana's broker and managing broker licenses

The licensing guide staterequirement.com wrote in April 2025 that since changes to licensing laws in 2014, the equivalent of a real estate agent license in Indiana is known as a broker license, while what other states typically call a broker license is known as a managing broker license.

In our file, 156 Indiana profiles carry the title Sales Associate.

As of October 2026, the Indiana Association of REALTORS careers guide lists the steps to a license: a 90-hour pre-licensing course, the state exam, affiliation with an established brokerage under a managing broker, and an application to the Indiana Professional Licensing Agency. It then lists a 30-hour post-licensing course, to be completed within two years of the license issue date, and 12 hours of state-approved continuing education each year between July 1 and June 30; the association's renewal page adds that for a managing broker, four of those 12 hours have to be courses specific to managing brokers.

More Indiana homes for sale than a year earlier, in IAR reports

The Indiana Association of REALTORS (IAR), founded in 1913, calls itself the state's largest industry trade organization. As of October 2026 it reports nearly 22,000 REALTORS across all 92 counties and works with 23 local associations, and its members maintain eight regional MLSs.

In its 2025 wrap-up, published in January 2026, the association counted 80,107 closed sales, up 2%, at a median sale price of $266,700, up 5%. New listings rose 5% to 101,385, and the number listed on an average day rose 20% to 15,764. Homes took 21 days to go from listing to pending, about four days longer than in 2024; sellers accepted about 95.6% of their original listing price, and available inventory stayed below three months all year.

In July 2026 IAR said the first half of the year brought the highest totals of closed sales and new listings since 2022: 38,971 sales, 2.5% ahead of 2025, and 54,106 new listings, up 5%. The median for the year to date was $275,000, up 5%, with a monthly high of $290,000 in June. On an average day 15,402 homes were for sale, 13% more than a year before, and homes took 20 days to go under contract, three days longer.

September 2026 brought fewer sales and more supply than a year earlier. Closed sales fell 4% to 7,203 and new pending contracts 10% to 7,318, while average daily inventory rose 11% to 21,408 homes, or 3.0 months of inventory. The median sale price rose 3% to $278,000, the median time on market was 25 days, and sale prices came to 95.4% of list price (Indiana REALTORS September report).

IAR's estimate: Indiana needs 192,500 owner-occupied homes by 2029

In June 2026 the association estimated that Indiana needs about 192,500 new owner-occupied homes built between 2025 and 2029 to meet current and anticipated demand. It says roughly 100,000 owner permits were pulled statewide over the prior five years and calls the need nearly double the pace of construction from 2019 to 2024 (IAR Housing Hub).

The Census Bureau's annual permit files show 19,877 single-family units permitted in Indiana in 2025, against 20,082 in 2024. Units permitted in buildings of five or more units rose from 5,825 to 8,529.

Two disclosure forms on an Indiana home sale

As of October 2026, STATS Indiana says state law (IC 6-1.1-5.5) requires a sales disclosure form, State Form 46021, whenever real property is sold, filed by the seller or the seller's agent, such as a title company.

The law firm McNeely Law wrote in August 2021 that the seller of a home must also complete, sign and deliver the Seller's Residential Real Estate Sales Disclosure Form to the buyer before the buyer's offer to purchase is accepted.
